Witness that the said John Arley and Barbara his wife far and in consideration of the sum Four hundred fifty three dollars and one third of a dollar of lawful money of the US to them or one of them in hand well and truly paid by the said Jacob Leveguth at and before the execution of these presents the receipt and payment whereof is hereby acknowledged have granted bargained sold released enforced and confirmed and by these presents do grant bargain sell release enforce and do confirm unto the said Jacob Leveguth his heirs and assigns all that certain here following described tract and parcel of land situated in the township aforesaid bounded as follows viz. Beginning at a small white oak tree marked for a corner thence by land of George Bower south eighty eight degrees west eighty perches to a chestnut oak thence by George Coopers claim south two degrees east one hundred perches to a small hickory thence by Henry Staater north eighty two degrees east eighty perches to a post thence by land of which this is apart north two degrees west one hundred and eighty perches to the beginning containing fifty acres and one hundred and forty perches strict measure. And being part of that certain tract of land which the Commonwealth of PA by certain letters patent bearing date the third day of July one thousand seven hundred and ninety five granted and confirmed unto Michael Wildgoose as by the said party enrolled in the rolls office for the state of POA in patent book no 25 page 380 recorded acres being there to had may at large appear. Who with Margareth his wife by deed dated the third of October 1795 for the consideration therein expressed did survey, gain, sell and assure the same with the appurtenances unto John Artley party hereto. To of the Comm. All and singular the ways Woods waters, water courses improvements buildings, rights privileges, herediments and appurtenances whatsoever to the same above described tract of one hundred and forty perches of land belonging or in any wise ascertaining and the reversions and remembrances thereof and all the estate right title interest property claim and demand whatsoever of them the said John Arltey and Barbara his wife of in to or out of the same. To have and to hold the said tract of land by the metes and bounds above set forth and described herediments and promised hereby granted or intended so to be with the appurtenances unto the said Jacob Leveguth his heirs and assigns. To the only proper use and behoof of him the said Jacob Leveguth his heirs and assigns forever. And the said John Artley for himself his heirs executors administrators doth convent promise grant and agree to and with the said Jacob Leveguth his heirs and assigns. That he the said John Arley his executor administrators the tract or parcel of land herediments and promises hereby granted or intended to be with the appurtenances unto the said Jacob Leveguth his heirs and assigns against him the said John and Barbara his wife and each of them and therein and each of every of their heirs and assigns and all and every other person or persons claiming or to claim the same by from or under him them or any of them shall and will warrant and forever defend by these presents. To have and to hold the said above described tract of land, herediments and premises hereby granted or intended so to be with the appurtenances unto said John Lebengood and Jacob Lebengood Jr. their heir or assigns (as tenants in common and not as joint tents) the only proper use behoove of them the said John Lebengood and Jacob Lebengood Jr. their heirs and assigns forever and the said Jacob Lebengood for his heirs executors administers doth covenant promises and assign to and with the said John Lebengood and Jacob Lebengood Jr. the heirs and assigns by these presents that he the said Jacob Lebengoood and his heirs, the said above described tract of land with the heirs and assigns against him the said Jacob Lebengood Sen.
