Ensuing and between Henry Bell of the Township of Plymouth in the County of Philadelphia yeoman of the one part and Jacob Castner of the Townships aforesaid yeoman of the other part witnesseth that they the said Henry Bell for and in consideration of one hundred and ninety Pound lawfull money of Pennsylvania to him in hand paid or securety to be paid by the said Jacob Castner at or before the ensealing & delivering here of the receipt whereof is hereby acknowledged have granted bargained sold and assigned and do by these presents for himself & his heirs grant bargain sell & assign unto the said Jacob Castner all his right title inheritance claim property possession and demands whatsoever both in law and equity of in and to the tract of land he now lives on whose boundry lines are as follows (viz) Beginning at a stake or a stone standing in the line dividing Plymouth and Whitemarsh thence extending north east along the aforesaid line ninety perches to a stake or a stone then north west by the land in the occupation and tenure of Edward Davies four hundred perches to a stake or stone in the line of Thomas Davis’s land then south east by a line dividing it from the mill tract four hundred perches to the place of beginning containing in all two hundred and twenty five acres of land be it more of less with all the appurtenances & improvements thereunto belonging part of the four hundred acres of land within mentioned granted to the within named Sampson Davis & by his heirs & assigns under the limitations convenants & reservations particularly within set forth & described proportionably to the quantity of land to have and to hold all and singular the aforesaid premisses with all and every of their appurtenances to the said Jacob Castner his heirs & assigns to the use of the said Castner his heirs and assigns for ever under ye several yearly rent conditions covenants limitations & reservations proportionable to the quantity of land as in within mentioned and the said Henry Bell for himself his heirs executors & administrators do covenant promise & grant to and with the said Jacob Castner his heirs and assigns by these presents in manner and form following. That is to say that the aforesaid described lands hereditaments & premisses with every of the appurtenances are and shall be freely and clearly acquitted and discharged of all arrearages of rents that are or have been due for the same at or before the five and twentieth Day of March last past before the date of these presents quitrents only excepted to the said Jacob Castner and that ye said Jacob Castner his heirs & executors administrators & assigns shall and may from time to time & at all times forever hereafter have hold use occupy possess and enjoy every of the tenements hereditaments and lands above mentioned with every of the appurtenances and the fruits increase and profits thereof to take to his and their proper use without any acct thereof to be made or rendered to the said Henry Bell his heirs & assigns or any other person or persons.
