Spellings of words were transcribed as written) DEED - JANE BROWN to JOB LANCASTER (Note - Jane Brown (nee: Dickinson) later became the wife of Benjamin Isaac Humphrey and moved to Lincoln, Loudoun County, VA) This Indenture made this 9th of April 1777 between Jane Brown of Upper Dublin Township in the County of Philadelphia in the province of Pennsylvania, Relict, Executrix and Devizes of Stephen Brown, late of Upper Dublin, aforesaid Mason, dec'd, of the one part and Job Lancaster of Upper Dublin aforesaid Yeoman of the other part. WHEREAS Charles Mullen and Amie,his wife, by this Indenture bearing date the 29th day of March in the year of our Lord 1759 did grant and confirm two certain contiguous ___(?) lots of land situate in Upper Dublin aforesaid the one of them containing 25 acres more or less and the other of them 50 acres more or less unto the aforesaid Stephen Brown in fee and WHEREAS Nicholas Beittell and Elizabeth, his wife, by their Indenture being the 27th day of August 1770 did grant and confirm a certain 10 acres of land lying contiguous to the above said 50 acres also unto the said Stephen Brown in fee as in and by the said two recited Indentures relations being thereunto respectively had may at large appear. AND WHEREAS the said Stephen Brown being so lawfully as aforesaid in his demisne(?) as offee of and in the three aforesaid lots of land with the appurtenances died having first made his Last Will and Testament writing bearing date 21st October 1776 of which he did nominate, constitute and appoint his beloved wife, Jane, whole and sole Executrix and therein and thereby did dispose of this aforesaid lands in these words viz. ITEM I give and bequeath unto my well beloved wife, Jane, all that tract of land whereon I now live situate in Upper Dublin Township and County of Philadelphia bounder by land of John Man Sr. and the Welsh Road, thense partly by land of John Mann, Jr. and partly by land of Ellis Lewis, thense by land of Hannah Walton thence partly by land of Mical Trump and partly by land of John Trump, Jr. and partly by land of James McCrory in all 85 acres be the same more or less her, her heirs and assigns forever as in and by the said recited Last Will and Testament duly proved and remaining in the Register Generals Office at Pennsylvania relation being thereunto had pray at large appear. Now this Indenture witnessth that the said Jane Brown for and in consideration of the sum of 120 pounds, lawful money of Pennsylvania, unto her hand will and truly paid by the said Job Lancaster at and immediately before the sealing and delivery thereof the receipt whereof whereby acknowledged and thereof and therefrom do request and forever discharge the said Job Lancaster, his heirs and assigns by these presents Hath granted, bargained, sold, released and confirmed and by these presents Doth grant, bargain, sale, release and confirm unto the said Job Lancaster, to his heirs and assigns two certain contiguous lots, pieces or parcels of land situate, lying and being in Upper Dublin aforesaid. The one of them being at a stone corner of this and Michael Trumps land and in line of Hannah Walton's land thence by the said Michael Trumps land South 49 degrees and 30 minutes East 18 perches and 3 quarters of a perch to another stone corner of this ____(?) of land late Nicholas Biettell (this was at the end of page one, sounds like a line missing. Now begins top of part 2 of copy) of said Michael Trump and in the line of the said Michael Trumps other land thence by said Michael Trump land North 41 degrees and 45 minutes past 85 perches and a half to another corner stone and North 49 degrees and 30 minutes West 18 perches and 3 quarters of a perch to another corner stone of this, of it said Michael Trump of said Jane Brown's and of the next described lot of land thence partly by the next described partly by said Hannah Walton land South 41 degrees and 45 minutes West, past 85 peerches and a half to the place of beginning containing 10 acres. And the other of them beginning at a stone ___(?) of this and of the said Jane Brown's land thence by the said Jane Brown's land __forth(?) 41 degrees and 45 minutes West of ___(?) perches and 1/10th part of a perch to a corner stone in the line of Hannah Walton's land thence by the said Hannah Walton's land South 47 degrees and 30 minutes East 4 perches and 9/20th parts of a perch to another corner stone thence by the first described lot North 41 degrees and 45 minutes East 72 perches and 3/10th parts of a perch to a corner stone being a corner of the first described lot, thence by the said Jane Brown's land North 49 degrees and 30 minutes West 4 perches and 9/17th parts of a perch to the place of beginning containing 2 acres [the first described lot of 10 acres being the same which Nicholas Biettel and Elizabeth, his wife, granted unto Stephen Brown as above recited, and the last described lot of 2 acres being part of the lot of 50 acres more or less which Charles Mullen and Amie, his wife, granted unto the said Stephen Brown as above recited.] Together also with all and _____Gules the buildings, improvements, ways, woods, waters, water rights, sebelied(?) privileges. GoudilmentsU and up ances whatsoever unto the said described two lots of land belonging owned ry wise apputaining and the reasions and remainders rents iforsee and profits thereof and also all the estate rights of ways and property ____(?) and demand whatsoever of her the said Jane Brown aforesaid out of the hereby granted ___(?) to be granted fore____ many parts parcel ___ ____ ____ equally ____; however to have and to hold the said two described lots of land (containing in the whole 12 acres). And of the fee whereof and the said Jane Brown purchased ___ her ____ Administrators doth covenants, promise, grant and ___ with the said Job Lancaster his heirs and assigns against her the said Jane Brown and her heirs and against all and every other person and persons whomsoever lawfully claiming or to claim by from or under her the morany of them or by from or under the said Stephen Brown, dec'd, shall and will warrant and forever defend by these presents. Deed said John Trout, the son, and Margaret, his wife, to Charles Mullen in fee for 2 lots of land, one of 25 the other of 50 acres. The said 2 acres being part of the 50 acres within recited.
