Farble of the Northern Liberties, City of Philadelphia, State of Pennsylvania, Accountant, and Isabella, his wife of the first part, Mary Barger, District of Penn, County of Philadelphia, widow of the second part, Catherine Fabinger, Township of Frederick, County of Montgomery, State of Pennsylvania, widow, Isaac Kepler, County of Northumberland, State of Pennsylvania, Farmer and Eliz his wife and George Neimann, Township of Frederick, County of Montgomery, Farmer, and Sarah, his wife of the third part, David Evans of Kensington, County of Philadelphia, Rope Maker, and Mary his wife of the fourth part Susan Whipheird of Kensington, widow, Philip Surrick, District of Richmond, County of Philadelphia, Rope Maker, and Abigail, his wife, and Anthony Mager of Kensington, Brickmaker and Elizabeth, his wife of the fifth part, Joseph Reeves of Kensington, and Margaret, his wife, of the sixth part John Willingmyre, Northern Liberties, boot Fitter and Sarah, his wife and George M. Riggs of Kensington, Boot fitter and Elizabeth, his wife, of the seventh part, and Lewis Dingee, District of Penn, Brickmaker of the eighth part Witnesseth that the parties one through seven for and in consideration of $10 by Lewis Dingee convey… All that certain lot or piece of ground composed of two contiguous lots or piece of ground and the buildings and improvements thereon erected situate on the east side of Delaware Fifth Street formerly called the Old York Road between George Street and the Franklin Avenue in the Northern Liberties in the County of Philadelphia, containing together in front or breadth on the said Fifth Street eighty feet and extending that breadth in length or depth eastward two hundred and eight feet be the same more or less. Bounded northward by ground eastward by Apple Street southward by ground of ____ Fay and westward by Fifth Street (the southernmost moiety or half part of the said lot or piece of ground above described being the same lot or piece of ground which Turner Camae by Indenture dated April 13, 1826 conveyed to Philip Schrader of the Northern Liberties, Rope Maker, paying the yearly rent or sum of $40 in half yearly payments on the 13th day of the months of April and October in every year forever. The remaining or northernmost moiety or half part of the said lot or piece of ground above described being the same lot which the said Turner Carmae by Indenture dated April 13, 1829, Deed Book AM No. 1 page 693 conveyed unto Philip Schrader in fee, paying the yearly rent of $40 in half yearly payments on the thirteenth day of the months of April and October in every year thereafter, forever. By Indenture dated September 12, 1829, Deed Book AM No. 1 page 691, Martha Huber and others, Executors of James S. Huber, deceased, granted the northernmost moiety or half part of the said lot or piece of ground above. And the said Philip Schrader having erected the said buildings and improvements He died in 1835, leaving a widow named Elizabeth Schrader and an only child named John Philip Schrader. His Last Will was written bearing date of October 12, 1835 in which he did give unto his wife, the said Elizabeth Schrader, during her natural life or so long as she should remain his widow, all his estate real personal including the premises above described, subject to the payment of an annuity of $52 unto his mother Catherine Schrader during his natural life. After the death or intermarriage of his widow, he did bequeath the said estate unto his son, John Philip Schrader. Should the son die before he was 21 years old without any lawful issue, he bequeaths his estate unto his (the said testators) wife. The said Catherine Schrader, the mother of the testator hath since departed this life. John Philip Schrader, having arrived at the full age of twenty one years departed this life on or about August 20, 1844, intestate, leaving a widow named Isabella Schrader, now Isabella Fable, party of the first part. Issue an only child, a posthumous son named Thomas whereupon the said premises above described descended to and became vested in the said Thomas Schrader. Subject to the estate for life of his grandmother Elizabeth Schrader and the dower or third for life. Thomas Schrader, son of John Philip Schrader being so seized of the said premises, departed this life in his infancy. Whereupon the said premises, subject to the life estate and dower became vested in the brothers and sisters of his grandfather, the said Philip Schrader, deceased. According to their several and respective parts there in deed poll dated June 16, 1845, Deed Book RLL No. O Page 31, the said Elizabeth Schrader widow of Philip Schrader, deceased, granted and transferred all her rights, etc. to the said Isabella Schrader, who hath since intermarried with William Fable, party of the first part. Philip Schrader, the testator above named, had only six brothers and sisters, to wit; Mary Barger, party of the second party, John Schrader, Catherine Schrader, Margaret Schrader, Henry Schrader and Phoebe Schrader. John Schrader, one of the brothers departed this life during the life time of the brother about 1814, leaving a widow named Catherine Schrader, now the said Catherine Fabinger, party of the third part who afterwards intermarried with ___ Fabinger and survived him. The said John Schrader departed this life intestate, leaving three children, to wit the said Eliza Stepler and Sarah Neimann, parties of the third part and also Casper Schrader. The said Caspar Schrader, son of the said John Schrader, deceased afterwards on May 1, 1837, departed this life intestate, unmarried and without issue. Catherine Schrader, one of the sisters of the said Testator, having intermarried with John Winner survived him and again intermarried with Benjamin Evans and also survived him and afterwards departed this life during the life time of her brother, the testator, leaving issue four children, to wit John Philip Winner, who died in 1836, intestate, unmarried and without issue. Catherine Ann Winner who intermarried with John Masen and departed this life during the lifetime of the testator leaving her husband, her then surviving but which said last mentioned husband is since deceased and no issue, and David Evans, party of the fourth part. The said Margaret, one of the sisters of the testator having intermarried with Daniel Surrick survived him and departed this life a widow, intestate leaving issue three children, the said Susan Whippheird, Philip Surrick and Elizabeth Mager, parties of the fifth part. The said Henry Schrader, one other of the brothers of the testator departed this life during the life time of the testator, leaving a widow, the said Margaret Reeves, then Margaret Schrader, party of the sixth part and issue an only child named Catherine Schrader who died in 1849 in her minority, intestate, unmarried and without issue. Margaret Schrader, widow of Henry Schrader, hath intermarried with Joseph Reeves, party of the sixth part. Phoebe Schrader, the other of the sisters of the testator intermarried with Thomas Wallace and departed this life during the life time of the testator, in 1834, leaving her husband her surviving and issue two children, the said Sarah Willingmyre and Elizabeth Riggs, party of the seventh part. The premises described are subject to the yearly ground rents and are now solely vested in the said parties of the first, second, third, fourth, fifth and sixth and seventh parts hereto Signed by William L.
