Between Daniel Arbuckle of Elkton in Cecil County and State of Maryland and Mary S his wife of the one part and David K Hartzel of the City of Philadelphia and State of Pennsylvania of the other part. Witnessth that the said Daniel Arbuckle and Mary S his wife for and in consideration of the sum of Eighteen thousand dollars lawful money of the United States of America to them well and truly paid by the said David K Hartzel at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, have granted bargained sold aliened Enfeoffed released and confirmed and by these presents do grant bargain sell alien enfeoff release and confirm unto the said David K Hartzel his heirs and assigns All that certain Lot or piece of ground with the Three Story Brick store and dwelling and Two Story Brick Stable and Carriage House thereon erected. Situate on the Northeasterly side of Main Street in Manayunk in the Twenty first Ward of the City of Philadelphia. Beginning at the distance of forty four feet Northwestward from the Northwest Corner of said Main and Gay Street by land of Henry Keim[or Kerm] One Hundred sixty (or seventy?) feet to a point thence Northwestward parallel with said Main Street by land of said Henry Keim[or Kerm] Twenty three feet five inches more or less to the Southeasterly side of Division Alley thence by said Division Alley Southwesterly one hundred and twenty feet to said Main Street and thence Southwestwardly (Southeastwardly?) along the same twenty four feet to the place of Beginning [Being the same premises which William R Leeds Esq High Sheriff of the City and County of Philadelphia by due process of law issued out of the District Court for the Said City and County Seized took in execution and sold as the property of Samuel J Arbuckle and by his Deed Poll bearing date the Twelfth day of July AD 1873 and duly acknowledged in open District Court the same day and entered among the records thereof in Book 82 page 348 etc, granted and conveyed unto the said Mary S Arbuckle wife of Daniel Arbuckle in fee under and subject nevertheless to the payment of two certain mortgage debts or principal sums of Six thousand five hundred dollars and Eight thousand five hundred dollars given and executed by the said Samuel J Arbuckle to the same Mary S Arbuckle which said Mortgages became merged by reasons of the said Mary S Arbuckle becoming the purchases in fee of the said premises]. Together with all and singular the buildings improvements Streets alleys papages(?) ways waters water courses rights liberties privileges hereditaments and appurtances whatever thereunto belonging or in anywise appertaining and the revisions and remainders rents issues and profits thereof and all the Estate right title interest property claim and demand whatsoever of them the said Daniel Arbuckle and Mary S his wife in law equity or otherwise however of in and to the same and Every part(?) thereof. To have and to hold the said Lot or piece of Ground above described with Mepuages(?) or Tenements thereon erected hereditaments and premises hereby granted or mentioned and intended so to be with(?) the appurtenances with the said David K Hartzel his heirs and assigns to and for the only proper use and behoof of the said David K Hartzel his heirs and assigns forever. And the said Daniel Arbuckle for himself his and for his wife Mary S Arbuckle and her heirs Executors and administrators doth by these presents covenant grant and agree to and with the said David K Hartzel his heirs and assigns that he the said Daniel Arbuckle and his and for Mary S Arbuckle his wife and her heirs all and singular the hereditaments and premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said David K Hartzel his heirs and assigns against him the said Daniel Arbuckle and his and for Mary S Arbuckle his wife and her heirs and against all and Every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from or under them either or any of them. Shall and will warrant and forever Defend. In witness whereof the said parties to these presents have hereunto interchangeably Set their hands and Seals Dated the day and year first above written. Mary S Arbuckle Daniel Arbuckle Sealed and Delivered in the presence of us Henry E Gilroy Wm A Simpson Received the day of the date of the above Indenture of the above named David K Hartzel the sum of Eighteen thousand dollars being the full consideration money above mentioned. Mary S Arbuckle Daniel Arbuckle Witnesses Present at Signing Henry E Gilroy Wm A Simpson On the Second day of March Anno Domine 1874 before me a Notary Public for the Commonwealth of Pennsylvania residing in Philadelphia, personally appeared the above named Daniel Arbuckle and Mary S his wife and in due form of law acknowledged the above Indenture to be their and each of their act and deed and desired the same might be recorded as such. And the said Mary S Arbuckle being of full age and separate and apart from her said husband by me thereon privately Examined and the full contents of the above Deed being by me first made known under to her did thereupon declare and say that she did voluntarily and of her own free will and accord sign seal and as her act and deed deliver the above written Indenture Deed or Conveyance without any Coercion or Compulsion of her said husband.
