Between Henry K B Ogle of the Borough of Manayunk in the County of Philadelphia store keeper and Mary Fisher his wife of the one part and Daniel Arbuckle and Philip A Ricards of the Borough of Manayunk aforesaid Manufacturers of the other part. Witnessth that the said Henry K B Ogle and Mary Fisher his wife for and in consideration of the sum of One Thousand Five Hundred Dollars lawful money of the United States of America unto them well and truly paid by the said Daniel Arbuckle and Philip A Ricards at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged, Have granted bargained sold aliened enfeoffed released and confirmed and by these presents Do grant bargain sell alien enfeoff release and confirm unto the said Daniel Arbuckle and Philip A Ricards their heirs and assigns All that certain lot or piece of ground situate in the Borough of Manayunk aforesaid. Beginning at low water mark of the River Schuylkill a corner of Land of John Meadowcroft deceased and the said Daniel Arbuckle thence by the same and passing along in a line with the Wall of the Factory North fifty two degrees east One Hundred feet more or less to a point at he distance of Twenty feet from the waters edge of the Schuylkill Canal thence along the Said Canal Keeping at the same distance of Twenty feet from the waters edge South Sixteeen Degrees and fifteen minutes east One Hundred and twenty three feet nine inches more or less to a point in a line with the base of the piece of the Manayunk Bridge the said Bridge having been improperly erected over the Land of the said Henry K B Ogle thence by the said last mentioned land of the said Henry K B Ogle South forty five degrees West Seventy five feet more or less to low water mark of the said River Schuylkill thence with the said River the several courses and distances thereof to the Place of beginning Bounded Northwestwardly by the said ground of the said John Meadowcroft deceased and Daniel Arbuckle Northeastwardly by ground of the Schuylkill Navigation Company Southeastwardly by the ground of the said Henry K B Ogle and Southwestwardly by the River Schuylkill (Being part of the fourth described lot or piece of ground which Martha Ann Ogle and others by Indenture bearing date the Twenty Eighth day of July Anno Domine One Thousand eight hundred and forty five Recorded in deed Book AWM No 14 page 574 granted and conveyed unto Joseph Ripka in fee And the said Joseph Ripka and wife by Deed _______ bearing date the thirty first day of July Anno Domine One Thousand eight hundred and forty five Recorded in Deed Book AWM No 14 page 581 etc granted and conveyed the same _______ unto the said Henry K B Ogle in fee) Together with all and singular the improvements streets alleys ____ ways waters water courses rights liberties privileges hereditaments and appurtances as whatsoever thereunto belonging or in any wise appertaining and the Revisions and remainders rents issues and profits thereof and all the estate right title interest property claim and demand whatsoever of them the said Henry K B Ogle and Mary Fisher his wife in law equity or otherwise however of in and to the same and Every part thereof. To have and to hold the said lot or piece of ground above described hereditaments and premises hereby granted or mentioned and intended so to be with the appurtenances with the said Daniel Arbuckle and Philip A Ricards their heirs and assigns to and for the only proper use and behoof of the said Daniel Arbuckle and Philip A Ricards their heirs and assigns forever as tenants in common and not as joint tenants. And the said Henry K B Ogle for himself his heirs executors and administrators Doth by these presents covenant grant and agree to and with the said Daniel Arbuckle and Philip A Ricards their heirs and assigns that he the said Henry K B Ogle and his heirs all and singular the Hereditaments and premises herein above described and granted or mentioned and intended so to be with the appurtenances unto the said Daniel Arbuckle and Philip A Ricards their heirs and assigns against him the said Henry K B Ogle and his heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof by from or under them either or any of them. Shall and will warrant and forever defend. In Witness whereof the said parties to these presents have hereunto interchangeably set their hands and seals. Dated the day and year first above written. Henry K B Ogle Mary Fisher Ogle Sealed and Delivered in the presence of us Geo Shields Olberson L Ramsdell Received the day of the date of the above Indenture of the above named Daniel Arbuckle and Philip A Ricards the sum of One Thousand Five Hundred Dollars being the full consideration money above mentioned. H K B Ogle Witnesses at Singing(sic) Geo Shields Olberson L Ramsdell On the thirteenth day of August Anno Domine 1850 before me the subscriber a Justice of the Peace in and for the County of Philadelphia personally appeared the above named Henry K B Ogle and Mary Fisher his wife and in due form of law acknowledged the above Indenture to be their act and deed and desired the same might be recorded as such. And the said Mary Fisher being of full age and separate and apart from her said husband by me thereon privately examined and the full contents of the above deed being by me first made known under to her did thereupon declare and say that she did voluntarily and of her own free will and accord sign seal and as her act and deed deliver the above written Indenture Deed or conveyance without any coercion or compulsion of her said husband.
