Andw Henserson Recorder Huntingdon County and State of Pennsylvania Yeoman of the one part and Christian Hoover of the Said Township County and State of aforesaid Yeoman of the other part Whereas James Biddle Esqr of the City of Philadelphia on the third Day of October in the year of our Lord one thousand seven Hundred and Eighty three obtained a Patent under the hand of His Excellency John Dickenson Esquire for a Tract of Land Situate in Morrison Cove formerly in Cumberland County lately on Bedford and now in Huntingdon County which Patent was Inrolled at Philadelphia in the Rolls Office for the Said Commonwealth in Patent Book No 2 page 157 which by reference thereunto __ad will at Large Appear, which Tract was Called Biddles Delight, And which Said Tract Charles Biddle Esquire aforesaid by Indenture Bearing date the Eleventh Day of July in the year of our Lord one thousand seven hundred and Ninety Two conveyed the Same to Philip Metzgar for the Consideration therein Mentioned in Fee, which Indenture was recorded in the office for Recording Deeds in and for the County of Huntingdon in Book B page 374 on the twenty eight Day of July one thousand seven hundred and Ninety Two as by said Office Will fully appear. Now this Indenture Witnesseth that the Said Philip Metzgar for and in Consideration of the Sum of one Hundred pounds good and Lawful money of the State of Pennsylvania unto him in hand paid by the said Christian Hoover at or before the Ensealing and Delivery hereof the Receipt whereof is hereby Acknowledged, hath granted Bargained Sold Aliened En__offed Released and Confirmed and by these presents Doth grant Bargained Sell Alien En___off released and Confirm unto the said Christian Hoover and to his Heirs and Assigns, a certain part of the aforesaid Tract of Land Containing one hundred Acres of Land and the Usual Allowance for Roads Highways &c. Beginning at the Beech in an Island in the __n being a Corner of Conrad Prompaughs part of Biddles Delight thence down the Run North twenty six and three fourths Degrees West ninety and three Tenths perches to a Black oak Grubb thence thence North Sixty four Degrees East one hundred and Ninety two perches to a post thence along the foot of the Lock mountain South twenty Two degrees East ninety and three Tenths perches to a Chesnut oak a corner of Conrad Prompaughs part of the aforesaid Tract thence with Conrad Pompaughs line South Sixty four Degrees West one hundred and Eighty seven perches to the place of Beginning Containing one hundred Acres of a Land and the usual allowance of Six percent for roads High Ways &c. Together with all and Singular the Buildings and Improvements Ways. Woods. Waters, Water Courses, Sign Liberties, privilidges Hereditaments and Appurtinances whatsoever thereunto belonging or in any wise appertainine and the Revisions and Remainders Rents Issues & Profits of the Hereby granted or mentioned to be granted Premises and of Every part and parcel thereof, And all the Estate, Right, Title, Interest use P__session property Claim and Demand whatsoever both at Law and Equety of him the said Philip Metzgar of in & to the hereby granted or mentioned to be granted Premisses, To have and to hold the Said Described part of Biddles Delight hereditaments and premises hereof granted or mentioned to be granted with the Appurtenances unto the Said Christian Hoover his Heirs and Assigns to the only proper use Benefit and behoof of the said Christian Hoover his Heirs and Assigns forever, And the said Philip Metzgar and his heirs doth Covenant Promise and grant to and with the said Christian Hoover his heirs and assigns by these Presents that he the Said Philip Metzgar and his heirs the said above Described part of Biddles Delight Hereditaments and Premises Hereby granted or mentioned so to be with the Appurtenances unto the said Christian Hoover his heirs and assigns against him the said Philip Metzgar and his heirs and Against all other persons whatsoever Lawfully Claiming by through from or under him or them shall and will Warrant and Defend for Ever by these Presents, In Witness whereof the Said Parties have to these Presents Interchangeably set their hands and seals the Day and Year first above Written.
