All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/pafiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Betty-Lu Burton bigburma@juno.com January 19, 2011, 7:00 pm Written: April 5, 1809 Recorded: June 15, 1809 (2) Dillaplain Ridgway et ux to Mary Coulter Philadelphia County, PA Land Deeds Deed Book I C Vol 1 page 529-530 Dated 5 Apr 1809; Recorded 15 June 1809 An Annexed Indenture FHL# 21960 Know all men by these presents that Dillaplain Ridgway in the annexed Indenture named and Dorothea his wife for and in consideration of the sum of Fifteen hundred and Seventy five dollars lawful money of the United States to them in hand paid by Mary Coulter of the City of Philadelphia, Widow (of Joseph Coulter deceased) at the time of the execution hereof the receipt whereof is hereby acknowledged have and by these presents do grant bargain sell assign transfer set over and confirm unto the said Mary Coulter her heirs executors administrators and assigns the annexed Indenture executed by George Roberts and Elizabeth Roberts dated the twenty eighth day of May Anno Domini one thousand eight hundred and Seven and recorded in Deed Book E.F. No. 30 page 705 Vc. Also the lot or piece of ground in same Indenture described together with all and singular the buildings improvements ways rights members and appurtenances thereunto belonging And All the Estate Right Title Advantage Benefit Security Claim and Demand whatsoever of them the said Dillaplain Ridgway and Dorothea his wife in Law and Equity of in and to the said Indenture and Lot respectively. To have and to hold the same with the appurtenances unto the said Mary Coulter her heirs executors administrators and assigns To her and their own proper use and behoof forever Under and Subject to the yearly rent or sum of Twenty nine dollars so as the same from and since the first day of March last past hath accrued and shall hereafter accrue and become payable half yearly without any deduction or abatement for taxes or assessments as in the said Indenture annexed is particularly mentioned. And Subject to all the covenants clauses and agreements in Same Indenture contained which in part of the said Dillaplain Ridgway his heirs and assigns ought to be performed observed and kept And the said Dillaplain Ridgway for himself his heirs executors and administrators doth hereby covenant quaranty and become bound to and with the said Mary Coulter her heirs executors administrators that Charles Roberts in the said annexed Indenture named on his attaining the full age of Twenty one years or in case of his decease in his minority then that the said Elizabeth Roberts her heirs or executors shall and will in due form of Law sign and execute a good and sufficient deed of Conveyance of same lot unto (and at the proper costs and charges in the Law of the said Mary Coulter her heirs and assigns. To her and their own proper use and behoof for ever. Subject to the yearly rent aforesaid according to the (spirit truer before?) and meaning of the same Indenture. And further that he the said Dillaplain Ridgway and his heirs all and singular to (cannot read bottom of page) (page 530) said Mary Coulter her heirs executors administrators and assigns. Subject as aforesaid against him the said Dillaplain Ridgway and his heirs and against all and every other person and persons whomsoever lawfully claiming or to claim by from or under him them or any of them shall and will Warrant and forever defend. In Witness whereof the said Dillaplain Ridgway and Dorothea his wife have hereunto set their hands and seals this Fifth day of April Anno Domini one thousand eight hundred and nine Sealed and delivered in the presence of us T. Mitchell Dillaplain Ridgway Jacob Baker Dorothea Ridgway The fifth day of April Anno Domini 1809 Before me, the Subscriber one of the Alderman of the City of Philadelphia came the above named Dillaplain Ridgway and Dorothea his wife and acknowledged the above written Deed Poll to be their act and deed and desired the same may be recorded as such the said Dorothea being of full age and by me privately examined apart from her husband declared that she executed the said Deed Poll Voluntarily without any compulsion and the full contents thereof first made known to her. Witness my hand and seal Jacob Baker {seal} Alderman Received the day of the date of the aforegoing Deed Poll of Mary Coulter therin named Fifteen hundred and seventy five dollars being the full consideration money therin mentioned.
