Randolph To William Coulton This Indenture made the first Day of January in the Year of our Lord One thousand eight hundred and seventeen Between George F Randolph of the City of Philadelphia Merchant And Hannah his Wife of the one part and William Coulton of the City of Philadelphia Merchant Taylor of the other part Witnesseth that the said George F Randolph and Hannah his Wife for and in Consideration of the Sum of Three thousand Dollars lawful Money of the United States unto them at or before the Sealing and Delivery hereof by the said William Coulton well and truely paid the receipt whereof is hereby acknowledged have granted bargained and sold aliened enfeoffed released and confirmed and by these presents do grant bargain and sell alien enfeoff release and confirm unto the said William Coulton and to his Heirs and Assigns All those Three two Story Brick Messuages or Tenements and Lot or piece of Ground Situate on the East side of Kunckle Street at the distance of Seventy five feet four Inches and a half Southward from Tammany Street in the Northern Liberties of the City of Philadelphia Containing in breadth on the said Knuckle Street Eighteen feet (including the Northernmost Moiety or half part of an Alley of Seven feet and a half in breadth by forty five feet in depth left open and forever hereafter to remain open for the common Use and accommodation of this and the adjoining Premises to the Southward and extending in length or depth forty five feet then widening on the South side thereof five feet four Inches making the breadth of Twenty three feet four Inches and extending the last mentioned breadth the further depth of thirty three feet Bounded Northward by Ground granted to David Ridgway Southward partly by the Southernmost Moiety of the said seven feet and a half wide Alley and partly by Ground of Briton Corlies Eastward partly by ground of William Randolph and partly by Ground of the said Briton Corlies and Westward by Knuckle Street aforesaid [ It being the same Premises which William Randolph of the City of Philadelphia House Carpenter by Indenture bearing date the Fifth Day of December One thousand eight hundred and sixteen granted and conveyed unto the said George F Randolph in fee Subject to the Yearly Ground rent or Sum of Thirty five Dollars in lawful Gold or Silver Money of the United States of America payable to George Dillwyn his Heirs and Assigns on the first Day of March in every Year forever free of any deduction for Taxes] Together with the free and Common Use and privilege of the said seven feet and a half wide Alley and of a Water Course over and along the same excepting the right to and for the said Briton Corlies his Heirs and Assigns of Building over the said Alley leaving at least ten feet headway in the clear from the level of the Ground which Alley is to be kept in repair at the Joint and equal expense of the owners of the hereby granted Premises and the Premises adjoining thereto to the Southward Together with all and singular the Buildings Improvements Ways Waters Water Courses Rights Liberties Privileges Hereditaments and Appurtenances whatsoever thereunto belonging or in anywise appertaining and the Reversions and Remainders Rents Issues and Profits thereof and all the Estate Right Title Interest Property Claim and Demand whatsoever of him the said George F. Randolph and Hannah his Wife in (page 132) Law Equity of otherwise howsoever of in and to the same To have and to hold the said Messuages or Tenements and Lot or Piece of Hereditaments and Premises hereby granted with the Appurtenances unto the said William Coulton his Heirs and Assigns to and for the only proper Use and Behoof of the said William Coulton his Heirs and Assigns for ever Under and Subject to the aforesaid Yearly Ground Rent or Sum of Thirty five Dollars free of any deduction for Taxes so as the same hereafter shall grow due and payable unto the said George Dillwyn his Heirs and Assigns for ever and the said George F. Randolph and Hannah his Wife and in due form of Law acknowledged the within written Indenture to be their and each of their Act and Deed and desired the same may be recorded as such she the said Hannah being of full age and separate and apart from her said Husband by me thereon examined did declare and say that she did Voluntarily and of her own free will and accord sign and seal and as her Act and Deed deliver the within written Indenture without any Coercion or Compulsion of her said Husband the Contents thereof being first by me made known to her Witness my Hand and Seal the Day and Year aforesaid. ~~~ Jno.
