Hall of the City of Philadelphia Merchant of the other part. Witnesseth that the said John Aitken and Jane his wife for and in Consideration of the sum of sixteen thousand five hundred dollars lawful Money of the United States of America unto them at or before the Sealing and Delivery hereof by the said Thomas M. Hall well and truly paid the receipt whereof is hererby acknowledged have granted bargained and Sold aliened enfeoffed released & confirmed and by these presents do grant bargain and sell alien enfeoff release and confirm unto the said Thomas M. Hall and to his heirs and assigns All that Certain Brick Messuage or Tenement and lot or piece of Ground Situate on the South side of Chestnut Street between Delaware Sixth and Seventh Streets in the said City at the distance of fifty nine feet Westward from the West side of the said Sixth Street Containing in breadth on the said Chestnut Street twenty five feet and extending that breadth in depth Southward ninety nine feet then widening on the East side thereof five feet and extending thence the increased width of thirty feet further in depth Southward thirty seven feet making the whole depth one hundred and thirty six feet Bounded Westward by Ground now or late of John Bill Rickets Southward by ground formerly of William Poyntell Eastward Eastward by other ground of the said John Aitken & Northward by Chestnut Street aforesaid (being the same lot of Ground(except five feet in breadth by ninety nine feet in depth) which Noble C. Neilson and Jane his wife by Indenture bearing date the thirtieth day of July in the year of our Lord one thousand eight hundred) Recorded in Deed Book EF No. 10, Page 52 etc. granted and conveyed unto the said John Aitken in fee And the said John Aitken has since erected the said Brick Messuage thereon. Together with the free use and privilege of a certain ten feet wide alley opened by the said John Bill Ricketts across other lots which he owned and running from the South West corner of the above described Lot of Ground fifty feet Westwardly across a certain alley thirteen feet wide running into George Street and together with the free use and privilege of the said thirteen feet wide alley both of which alleys are to be and remain open and free from obstruction forever for the mutual accommodation of the Tenants and occupiers of the hereby granted Lot of ground and the Tenants and occupiers of the said adjoining lots of ground to the Westward now or late of the said John Bill Ricketts and together also with all and Singular the Buildings Improvements Gable end Windows on the East side of the said Messuage free and unobstructed as the same now are Ways Alleys Passages Waters Water Courses Rights Liberties Privileges Hereditaments and Appurtenances whatsoever thereunto belonging or in any wise Appertaining and the Reversions and Remainders Rents Issues and Profits thereof and all the Estate Right Title Interest Property Claim and Demand whatsoever of them the said John Aitken and Jane his wife in Law Equity or otherwise howsoever of in and to the same and every part thereof. To have and to hold the said Messuage or Tenement and described lot or piece of ground Hereditaments and Premises hereby granted or mentioned and intended so to be with Appurtenances unto the said Thomas M. Hall his Heirs and assigns To and for the only proper use and Behoof of the said Thomas M. Hall his Heirs and assigns forever And the said John Aitken for himself his Heirs Executors and Administrators doth Covenant promise grant ant agree to and with the said Thomas M. Hall his & assigns by these presents that he the said John Aitken and his Heirs the said Messuage or Tenements and described Lot or piece of Ground Hereditaments and Premises hereby granted or mentioned and intended so to be with the Appurtenances unto the said Thomas M. Hall his Heirs and assigns against all and every other person or persons whatsoever lawfully claiming or to claim by from or under him them or any of them shall and will warrant and forever Defend by these presents .In Witness whereof the said parties have interchangeably set their hands and Sealsa hereunto Dated the Day and year first above written. J. Aitken - Seal- Jean Aitken - Seal- Sealed and Delivered in the presence of us Mich’l Keppele, Edward King. Received the day of the date of the above written Indenture of the above named Thomas M. Hall the sum of Sixteen thousand five hundred Dollars in full the consideration money above mentioned. Witness present: Edward King, Mich’l. Keppele J. Aitken The Sixteenth Day of April A.D. 1817. Before me the Subscriber an Alderman of the City of Philadelphia came the above named John Aitken and Jane his wife and acknowledged the above written Indenture to be their act and deed and desired the same might be recorded as such the said Jane being of full age separate & apart from her Husband by me examined declared that she did Voluntarily and of her own free will and accord seal And as her act & deed deliver the said Indenture without any coercion or Compulsion of her said husband the Contents thereof having first been fully made known unto her.
