Mercht. And Rachel his wife of the one part, And Nicholas Schreiner Junr. of the City of Philadelphia in the common wealth afore sd. Mercht. Of the other part. Witnesseth that the sd. Aaron Levy & Rachel his wife, in Consideration as well of the Yearly rent hereinafter reserved and made payable, as of the sum of Two pounds five Shillings lawfull money of Pennsylvania to them in hand paid by the sd. Nicholas Schreiner at and before the Sealing and delivery hereof, the receipt whereof is hereby acknowledged. Have and by these presents, do grant, bargain sell release and confirm unto the sd. Nicholas Schreiner and to his heirs and assigns, A Certain Lot or piece of ground Situate in the town of Aronsburgh in Penns Valley in the county of Northumberland aforsd. And in the the plan of sd. town Recorded in the office for Recording of deeds in and for the sd. County of Northumberland in book C, page 352 & C marked No. 471. Situate on the south side of White Thorn Street and west side of pine Street, Containing in breadth east and west, Sixty feet, and in length or depth, north and south, two hundred and thirty Feet, Bounded Westward by Lot No. 470, Southward by Mullbery Alley, Eastward by Pine Street and Northward by White Thorn Street aforesaid. Being part of a tract of Land called “White Thorn Grove”, Containing three hundred and thirty four acres and an half & C, granted and confirmed unto the sd. Aaron Levy his heirs & Assigns by the common wealth of Pennsylvania, by Letters Patent bearing date the twentieth day of April Ano. Dom. 1783. Inrolled at Philada. In the rolls office for the state of Pennsylvania in Patent book No. 2, Page 150 & C. Together with the rights, Liberties, Priviledges, Hereditaments and Appurtenances whatsoever thereunto belonging, or in any wise appertaining, and the revisions, Remainders, rents, Issues and profits thereof. To have and to hold the sd. lot or piece of ground, Hereditaments & premises hereby granted or mentioned to be granted with the appurtenances unto the said Nicholas Schreiner and to his heirs and Assigns, to the only proper use benefit and behoof of him the said Nicholas Schreiner his heirs and assigns forever. Yielding & Paying therefore, unto the said Aron Levy his heirs & assigns on the fourth day of October in every year hereafter, for ever, the rent or Sum of One Spanish Milled Dollar weighing at least Seventeen Pennyweights & six grains of fine Silver, free and Clear of and from all Deductions for Taxes, Charges and Assessments whatsoever; the sd. rent to commence on the fourth day of October last past, and the first Yearly payment thereof to be made on the fourth day of October next; And in Case the said yearly rent hereby reserves or any part thereof, shall be behind & unpaid on the day and time when the same ought to be paid, it shall and may be lawfull to and for the said Aaron Levy his heirs & assigns to enter on the sd. Lot of Ground hereby granted andBuildings thereon erected, or into any part thereof, and to destrain for the sd. yearly rent and all arearages thereof and the distress so taken to Sell and proceed in the same Manner as the law directs in Cases where rents are due upon Leases, And for want of Sufficient distress on the said premises, wholely to re-enter thereon, And the said Nicholas Schreiner his heirs & assigns therefrom and thereout and from every part thereof to remove and for ever to expel, And the same to have again repossess and enjoy as in his or their former estate, as if these presants had never been made, anything herein before contained to the contrary not withstanding. And the said Nicholas Shereiner for himself his heirs Exers., Admins., and assigns doth Covenant, promise and grant to and with the said Aaron Levy his heirs and assigns by these presents, that he the said Nicholas Schreiner his heirs and assigns shall shall and will well and truly pay or Cause to be paid unto the said Aaron Levy his heirs or assigns the aforesaid yearly rent or sum of One such Spanish silver milled dollar as aforesd. In manner and on the day & time appointed in every year for the payment thereof and that he the sd. Nicholas Schreiner his Execrs.., Adms. or assigns shall and will pay or cause to be pd. All Taxes which shall or may hereafter be assessed & laid, as well on the lot, or premises hereby granted as on the rent hereby referred, without making any deductions thereof or of any part thereof out of the yearly rent aforsd. And the sd.Aron levy for himself his Execrs., Admrs. and assigns doth Covenat promise and grant to and with the Sd. Nicholas Schreiner his heirs and assigns by these presents that if he the said Nicholas Schreiner his heirs Execrs., Adminrs. Or assigns shall & do at anytime hereafter pay or cause to be paid unto the Aaron Levy his heirs or assigns, the just and full sum of Twenty such Spanish Silver dollars as aforesd. (in one intire payment) over and besides the yearly rent in the meantime accruing then and immediately upon such payment the said Yearly rent hereby referred, and every part thereof shall cease determine and become extinct forever thereafter; And that then & thereupon the sd. Aron Levy his heirs and assigns Shall & will by Indorsement on this present Grant or other wise (at the proper Costs and Charges of the sd. Nicholas Schreiner his heirs or assigns) release Exonerate and discharge the sd. Nicholas Schreiner his heirs and assigns & the sd. hereby granted premises with the appurtenances of and from the payment of the sd. yearly rent and of every part thereof for ever; And further, that the sd. Nicholas Schreiner his heirs and assigns paying the aforesd. Yearly rent hereby referred or extinguishing the same in manner aforesd. And also all taxes and assessments as aforesd. Shall or lawfull may from time to time and at all times hereafter freely, peaceably and quietly have, hold, use, occupy, possess and enjoy the said Lot or piece of ground hereby granted or on entioned so to be with the appurtenances, and receive and take the rents issues and profits thereof, without the lawfull let Suit, Trouble, Hindrance, Molestation or interruption whatsoever of him the sd. Aron Levy his heirs ar assigns or of any person or persons whatsoever lawfully Claiming or to claim by from or under him them or any of them; In Witness whereof the sd. parties to these presents have hereunto interchangeably set their hands and Seals.
