We encourage links to the state and county table of contents. ____________________________________________________________ Indenture between John Lodwick Sprogell and Michael Seipell This indenture made the third day of September in the year of our Lord One thousand seven hundred and forty five, Between John Lodwick Sprogell of the City of Philadelphia Sadler and Mary his Wife of the one Part and Michael Seipell of Limerick Township in the County of Philadelphia Yeoman of Part Witnesseth that the said John Lodwick Sprogell and Mary his Wife for the Consideration of the Sum of one hundred and forty one Pounds three Shillings and Nine Pence lawful money to them paid by the sd. Michael Seipell Have granted bargained sold released and confirmed and by these Presents Do Grant bargain and sell release and confirm unto the said Michael Seipell (in his actual possession now being by Vertue of a Bargain and Sale unto him thereof made for one year by Indenture bearing date the Day next before ye Day of the Date hereof and made between ye same parties as these Presents) and to his Heirs and Assigns A Certain Tract or piece of Land Situate in or near Hanover Township in ye said County Beginning at a Post in ye middle of Sonetogo Creek and from thence Extending by the land of Isaac Miller and David Jones respectively South East One Hundred and forty nine perchesto a (unreadable) Black Oak Sapling Thence by the London Company's Land South West one Hun- and forty Nine Perches to a post thence by the Lands of William Brooks and Mathew Brooks respectively North West One hundred and thirty four Perches to a Corner of ye said Mathew Brooks Land in ye middle of ye said Creek thence up the middle of ye said creek about one hundred and thirty seven Perches to a Cornder or ye said Isaac Miller's Land thence by the same North seventy Degrees East twenty Perches tot he Place of Beginning Containing one hundred and forty one Acres and thirty Perches (It is part of Nineteen hundred Acres of Land which Griffith Owen of Middletown in ye County of Chester, Cooper Nephew and Heir at Law of Griffith Owen late of ye said city Practitioner in Physic de'ced who was ye Brother and Devisee named in ye Last Will and Testament of Edward Owen late of ye said city Practitioner in Physick also deceased did by Indenture of ye Sixth Day of June 1741 Recorded at Philad afd in Book G Vol: 6 Page 346 and cet granted unto ye said John Lodwick Sprogell in fee) Together also with all and singular the Ways Woods Wat----- Water Courses Rights Liberties Privileges Heridaments and Appurtanances whatsoever thereunto belonging and Reversions and Remainders therof and all the Estate Right Title Interest Property Claim and Demand whatever of the said John Lodwick Sprogell and Mary his Wife of in and to ye Premises The one full half part of all Mines of oar whatsoever contained within ye Bounds and Limits of aforesaid always excepted and hereby reserved out of this present grant to have and to hold the said described Tract or Piece of Land Herediments and Premises hereby granted or mentioned to be granted with the appurtanences (except before excepted) unto the said Michael Seipell his Heirs and assigns To the Only use and Behoof of ye said Michael Seipell his Heirs and Assigns forever Under proportionable Part of the Proprietary Quit Rent hereafter acruing for ye Premsises being to shillings Sterling for ye said Nineteen Hundred Acres and y__lding and Paying unto the said John Lodwick Sprogell his heirs and Assigns the Rent or Sum of one Shilling and five pence Sterling on ye First Day of October in every year forever The first Payment therof to be made on the first Day of October which will be Anno Dom 1745- And the sd John Lodwick Sprogell and his Heirs the said Tract or Peice of Land Herediments and Premises hereby granted or mentioned to be granted with ye apprutanances Premises hereby granted or mentioned to be granted with ye apprutances (except before excepted) unto ye said Michael Seipell his Heirs and Assigns all other person and persons whosoever lawfully claiming or claim by fromor under him them or any of them shall and will Warrent and for ever defend by these Presents And the said John Lodwick Sprogell for himself his heirs Executors and Adminrs doth Covenant promise and grant to and with ye said Michael Seipell his Heirs and assigns by these Presents That he ye said John Lodwick Sprogell and his h__rs and all and every other Person and persons Whomsoever having or Lawfully Claiming or to Claim any Estate Right Title or Interest of in or to the Premises or any Part or Parcell Thereof (one half part of all oar excepted) by from or under him them or any of them shall and will at any time or times hereafter at the reasonable request Cost or Charges in Law of ye sd. Michael Seipell his heirs and assigns make execute and acknowledge or cause so to be all and everysuch further and other lawful and reasonable Act or Acts Deed or Deeds Device or Devices in Law Whatsoever for ye further and better Assurance and Confirmation of ye said Tract of piece of Land Herediments and Premises hereby granted or mentioned to be granted with the apprutanances (except before excepted) unto the said Michael Seipell his heirs and Assigns (under ye rent aforesd) or by him or them or his or th__r Council learned in the law shall be reasonably advised devised or required In witness whereof the said Parties to these Presents have interchangably set their Hands and Seals hereto dated ye Day and Year first above Written There was something at the bottom of the paper before a copy was made and sent to me which someone had handwritten, but it was cut off and only the tops of the words are visible. There is also another page with a hand drawn map of the property along with the property adjoining on one side. The map says "Valentine Seiwell to _____ Smith £ 933 (then there are four letters/numbers which i cannot make out). The name to the left of the plot says 'Val. Seiwell' which was Michael Seiwell's youngest son. The name on the plot above the one mentioned in the deed is "Anthony Seiwell" who was Valentine's son and it says 67 acres ____ perches. Above Anthony's plot is the name "Peter" last name may be "Rodham". There are two names to the right of the plot mentioned in the deed which I can not make out. To the bottom of the plot mentioned in the deed is the name "John Rees" Also, to the left of the plot mentioned in the deed above is the name "Sonetogo Creek" which was mentioned as a boundary in the deed.
