Winemore to Samuel H. McFadden This Indenture made the twenty fifth day of June in the year of our Lord one thousand eight hundred and fifty five between Jacob W. Winnemore of the City of Philadelphia, Clerk of the one part, and Samuel H. McFadden of the same place, Merchant, of the other part. Jacob W. Winnemore for and in consideration of $1200 paid to him by Samuel H. McFadden does convey.. All that part, share, etc. in that certain three story brick messuage or tenement and lot or piece of ground situate on the west side of Second street between Pine Street and Lombard Street in the said city of Philadelphia containing in front or breadth eighteen feet and in length or depth seventy feet. Bounded on the east by the said Second Street, on the North by ground ? late of the heirs of John Hamper deceased, on the west a four foot wide alley extending into Lombard Street and on the south by ground formerly of Joseph Shippen. Also that certain messuage or tenement and lot or piece of ground situate on the north side of the said Pine Street between Delaware Second and Third Streets in the said city containing in breadth on the said Pine Street about eleven feet two inches and in length or depth eighty feet more or less bounded on the east by ground now or late of John Y. Bryant, on the north by ground now or late belonging to the estate of ____ Gamble, on the west by ground late of Thomas Winnemore and on the south by Pine Street aforesaid. Also that certain lot or piece of ground with the messuages or tenements thereon erected situate on the south side of Catharine Street in the Third Ward of the said city (lately in the District of Southwark) beginning on the said Catharine Street at the middle of a brick privy thence extending eastwardly along the south side of Catharine Street thirty six feet eight inches to a sixteen foot wide alley, thence extending southwardly along the west side of said alley eighteen feet five and three quarters inches to ground in the care of Andrew Montgomery, thence extending by the same westwardly thirty seven feet one inch to a division fence, thence extending by the same and through the middle of the said privy nineteen feet nine inches and five eighths of an inch to the place of beginning. Bounded on the north by the said Catharine Street, on the east by the said alley, on the south by ground in the care of Andrew Montgomery and on the west by ground late of Jacob Winnemore. The premises above described being the same of which Thomas Winnimore Dec’ds seized intestate leaving issue eleven children to wit Lewis D., Jane, Hannah, Isaac T., Anna, Margaret, Rebecca, Thomas M., Jacob W (party hereto, Ezra S. and Samuel Winnemore to whom the same descended and vested as his heirs at law in equal parts and shares as tenants in common, subject of the dower or ? for life of their mother, Margaret Winnemore (now deceased). According to the intestate laws of Pennsylvania and Charles Thompson Jones, executor of Jane Winnemore, deceased, by Indenture dated August 20, 1841, recorded in Deed Book AWM No. 25, page 234, Lewis D. Winnemore and wife by Indenture dated February 9, 1857, Deed Book AWM No. 30, page 50, Frederick Leader and wife by Indenture dated February 26, 1848, Deed Book AWM No. 6, page 79, and George S. Brady and wife by Indenture dated January 24, 1850, Deed Book GWC No. 69, page 323, granted and conveyed unto Margaret Winnemore in fee (the same George S. Brady and wife reserving nevertheless an interest therein which said interest was afterwards granted and conveyed as herein after recited). Margaret Winnemore departed this life after making her Will dated December 28, 1848, after sundry other bequests, the rest and residue of her estate real and personal went to her four sons in fee, Thomas M., Jacob W. (party hereto), Ezra S.E. and Samuel., share and share alike and the said George S. Brady and wife by Indenture date November 17, 1851, Deed Book GRW No. 20 page 162 did grant and convey all their remaining interest unto the four boys. Also, the one full equal undivided fourth part or share of him, the said Jacob W. Winnemore, and all that certain lot or piece of ground situate on the said city (lately in Hestonville and township of Blockley) composed of four adjoining lots of ground Marked in a plan of Frederick Serbers Lots No. 14, 15, 16 and seventeen beginning at a point in the middle of Pear Street at the distance of thirty-five feet northwestward from the middle of Serber Avenue between Franklin Street and Apple Street, thence extending northwestward along the middle of the said Pear Street one hundred feet to ground granted to Benjamin M. Feltwell, thence southwestwardly along the same on a line at right angles to said Pear Street one hundred and twenty three feet to ground ? late of Jacob F. Heston, thence southwardly along the same twenty nine feet to the middle of the said Serber Avenue and thence eastward along the same one hundred and eight feet to other ground granted to the said Benjamin M. Feltwell and thence northeastward along the same eight feet to the middle of the said Pear Street, the place of beginning. (being the same lot or piece of ground which Frederick Serber by Indenture dated November 13, 1850, Deed Book GWX No. 77 page 17 granted to Margaret Winnemore, who in her last Will granted to her four sons. Signed: Jacob W. Winnemore Witnesses: Jno.B. Kenney H. Donner Jacob signs that he received $1200 from Samuel H. McFadden. On June 25, 1855, Jacob W. Winnemore appears before Jno. B. Kenney, Alderman of the City of Philadelphia and acknowledges the Indenture to be his act and deed. Recorded November 19, 1856
