All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/pafiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Muriel Sonne cgsonne@comcast.net May 10, 2011, 6:06 pm Washington County, Vol. 9, p. 50; East Pike Run Written: April 17, 1790 Recorded: March 23, 1791 Washington County Deed Book, Vol. 9, I-1, page 50 Samuel Dixson to Caleb Johnson: This Indenture made this Seventeenth Day of April in the year of our Lord One thousand seven Hundred and ninety between Samuel Dixson of Washington County and Commonwealth of Pennsylvania of the one part and Caleb Johnson of the County and Commonwealth aforesaid of the other part, whereas Pattent and Confirmation was granted to the aforesaid Samuel Dixson for a Tract of Land Situated in the County and Commonwealth aforesaid Dated the third day of April in the year of our Lord one thousand seven hundred and seventy three Now this indenture witnesseth that the said Samuel Dixson for and in consideration of the Sum of Two Hundred and Nine pounds five shillings Lawfull money of Pennsylvania to him in hand well and truly paid by the said Caleb Johnson at or before the Sealing and Delivery of these presents the Receipt of which I do hereby acknowledge and myself therewith fully and entirely satisfied and paid have granted Bargained, Sold Confirmed and made over, and by these presents do Grant Bargain Sell Confirm and make over unto the said Caleb Johnson and to his Heirs and assigns forever, all his Right, title Interest property Claim and Demand whatsoever to a part of the above Described Tract of Land, Contained and Described in the following Bounds and Limits Beginning at a Sugar Tree on the Bank of the Monongahela, from thence up the River Bank ninety perches to a Sugar Tree from thence by a part of the above mentioned tract South forty one degrees and a half West one hundred perches to a stone from thence North forty eight and a half degrees West six perches and one tenth to a Honey Locust from thence South thirty eight degrees west Twenty eight perches and a half to a white oak from thence South thirty two degrees seventy three perches and five links to a post, from thence South forty degrees west forty perches to a black oak from thence south fifty four degrees west twenty four perches to a Black Oak from thence North fifty degrees west by a black oak from thence by Land of Robert Jackman North Forty Degrees East one hundred and seventy perches to a Hickory Tree from thence by said Land North Twelve Degrees East one Hundred and twenty six perches to the place of Beginning Containing ninety three acres and Eighty five perches of land be the same more or less Together with all and Singular the Buildings and Improvements to thereon ? ?made ways woods waters water courses Rights Liberties & Priviledges Hereditaments and appurtenances whatsoever to the same belonging In any wise appertaining and the Reversion and Reversions Rights Rents Issues And profits thereof. To have and to hold the above described Tract of land and Premises with the appurtenances unto the said Caleb Johnson his Heirs and assigns to the only proper use & behoof of him the s aid Caleb Johnson his Heirs and assigns forever and the said Samuel Dixson and his Heirs and Assigns that the said Samuel Dixson his Heirs Executors Administrators the aforesaid Tract of parcel of land containing ninety three acres and Eighty five perches of Land, against him and his Heirs and assigns and against all and every other person or persons lawfully claiming the same or any part thereof by from or under him them or any of them shall and will Warrant and forever defend unto the said Caleb Johnson his Heirs Exc’rs Adm’rs and assignees and also that they will at any time hereafter when lawfully Required make and Execute any assurance or assurances for the better Conveying of the Premises to the said Caleb Johnson his Heirs and Assigns as he or they, his or their Councils Learned in the Law shall Devise advise or Require and that at the proper Cost Charges Expense of him the said Caleb Johnson or his Heirs or assigns . In witness whereof the said Samuel Dixson have hereunto sett his Hand and Seal the Day and year first above written. Worth Received the Day and Date of the above written Indenture of Caleb Johnson Two Hundred and nine pounds five shillings it being the Condition Money above mentioned in full Samuel Dixson Washington Co. ss This Day came the within named Samuel Dixson before me the Subscriber one of the Justices of the peace for the sd. County and acknowledged the within messuage of Land to be the Right of the within named Caleb Johnson and Desire that the same may be recorded as such acknowledged before me on the 5th Day of June Anno Domini 1790 J.
