All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/pa/pafiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Muriel Sonne cgsonne@comcast.net May 10, 2011, 6:08 pm Washington County, Vol. 9, p. 242; East Pike Run Written: October 17, 1791 Recorded: January 2, 1792 Washington County Deed Book, Vol. 9, I-1-page 242 Samuel Dixon to Thos Bailey: This indenture made the Seventeenth day of October in the year of our lord one thousand seven hundred and ninety one between Samuel Dixon of Washington County in the state of Pennsylvania of the one part, and Thomas Bailey of the county and state aforesaid of the other part witnesseth Whereas George Passmore of Chester County in said Commonwealth did on the twenty first day of April in the year of our lord one thousand seven hundred and eighty eight obtain from the land office of said State of Pennsylvania a patent or confirmation for all that tract and parcell of land situate laying and being in Washington County and state aforesaid called and known by the name of Hereford, containing by said patent or confirmation two hundred and ninety five and three quarters acres of land with the usual allowance of six percent for roads &etc and enrolled in the Rolls office of said state in Patent Book No. 14 page 155 and to which reference may be had And whereas the said George Passmore and Ann his wife did on the thirty first day of October in the year of our lord one thousand seven hundred and eighty eight sell and convey by a bona fide Deed of conveyance then executed and acknowledged by them the said George Passmore and Ann his wife on the twenty sixth day of April in the year of our lord seventeen hundred and ninety before Thomas McKean Esquire Doctor at law and chief Justice of said State of Pennsylvania, a part of said tract and parcell of land which according to the several courses in said deed contains one hundred and four acres two rods and twenty six perches be the same more or less, and to which deed and acknowledgement reference may be had; now this Indenture witnesseth that the said Samuel Dixon for and in consideration of the sum of fifty pounds current money of the said state to him in hand well and truly paid by the said Thomas Bailey the receipt whereof is hereby acknowledged he the said Samuel Dixon therewith fully and entirely satisfied & and contented hath bargained, made over, conveyed, enfeoffed, aliened, sold and confirmed and by these presents doth bargain, make over convey enfeoff, alien, sell and confirm unto the said Thomas Bailey and to his heirs and assigns forever all that part of said tract and parcell of land that is contained in the following courses and distances Viz. beginning at a stone passmores corner, and turning thence north forty four degrees east forty seven perches to a white oak and dogwood , thence north forty three degrees east one hundred and forty one perches to a ? and white oak thence south eight ? degrees forty three perches to an ash thence south sixty five [degrees] east fifty six perches to a sugar tree on the River thence south thirty degrees west thirty perches to a [linn?] thence south fifteen degrees west thirty four perches to a white [walnut?] thence south thirty six perches to a white walnut on the River thence north eighty three degrees ? and sixty two perches to the place of beginning containing and ? for eighty five and one half acres of land with the usual allowance of six per cent for roads &etc. Together with all and singular the buildings and tenements thereon erected and made, ways, waters, water courses, woods, meadows orchards, hereditaments and appurtenances whatsoever anywise belonging or appertaining reversion or reversions remainder or remainders, rights, profits, and issues, residue and remainder and all the estate and right on inheritance of him the said Samuel Dixon for and to the same; to have and to hold the hereby described sold and assigned premises and every part and parcel thereof unto the said Thomas Bailey his heirs and assigns to the whole and only proper use benefit and behoof of them the said Thomas Bailey his heirs and assigns forever; and the said Samuel Dixon doth for himself his heirs executors, and administrators by these presents warrant and forever defend the hereby described bargained sold and assigned premises and every part thereof unto him the said Thomas Bailey his heirs executors administrators and assigns from all and every person or persons lawfully claiming the same from or under him or them or any of them or from or under any person or persons whatsoever lawfully laying or holding any claim to said premises or any part of or parcel of thereof either in law or equity and lastly the the said Samuel Dixon his heirs &etc will at any time hereafter when thereunto lawfully requested by the said Thomas Bailey his heirs or assigns, make and execute any further instrument or instruments of writing for the better conveying the premises or any part of parcel thereof as he or they or his or their counsel learned in the law shall devise advise or require and that at the proper costs chares and expense of him the said Thomas Bailey his heirs and assigns. In witness whereof the said Samuel Dixon hath hereunto set his hand and seal the day & year first above written.
