Coulter, proprietors mannas and others containing two hundred and eighty four acres (284) and thirty six perches and allowances & as by the said deed poll relation being thereunto had will more fully and at large appear. Now know ye that I, the said Charles Foreman for & in consideration of the sum of thirty five pound(35 L) & 5 shillings lawful money of Penn to me the sd Charles Foreman in hand well and truly paid by Samuel Hoy of the county aforesd. The receipt whereof I do hereby acknowledge have granted bargained sold released and confirmed and by these presents do grant bargain, sell, release and confirm unto the said Samuel Hoy his heirs and assigns all that certain tract or parcel of land. Beginning at a post North ten degrees East one hundred and fifty six perches from thence to Eli Coulter's land North twelve degrees West one hundred & fifty five perches to a hill from thence South eighty degrees West one hundred and twenty nine perches to a spanish oak from thence south thirty degrees West two hundred and two perches to an Ash tree thence South sixty seven degrees East two hundred & fifty one perches to the place of beginning Containing in the whole two hundred and eighty four acres & thirty five perches and all & every part and parcel thereof together with all & singular the buildings improvements ways, woods, waters, water course, rights, liberties privileges hereditaments and appurtenances and all the reversions and remainders rents issues, and profits thereof & all the estate right title interest property claim and demand of in & to the said described premises hereby granted mentioned or intended with the appurtenances unto the said Samuel Hoy, his heirs & assigns. The same being surveyed the 28th day of Nov 1776. On a warrant dated April 13, 1775 to the only proper use benefit & behoof of the said Sam Hoy his heirs & assigns forever subject nevertheless to such quit rents due or to become due to the Commonwealth therefore. In witness whereof the sd Charles Foreman hath hereunto set his hand and seal this twenty first day of Oct in the year o four Lord one thousand seven hundred & eighty eight.
