We encourage links to the state and county table of contents. ____________________________________________________________ WESTMORELAND COUNTY DEED JOSEPH HOY, et al to WILLIAM STAMATES -1852 This indenture made the thirteenth day of March in the year of our Lord one thousand eight hundred and fifty two. Between JOSEPH HOY and levina, his wife, and SAMUEL HOY and SUSANNAH, his wife and WILLIAM HOAY and Sophia, his wife and WILLIAM MILLIGAN and JANE, his wife, formerly Jane HOY, and ISAAC GROSCOPE and ELIZABETH, his wife, formerly Elizabeth HOY, all of the township of Franklin County of Westmoreland and State of Pennsylvania of the one part and William STAMATES of the same township county and state of the other part. Witnesseth that the said parties of the first part for and in consideration of the sum of two hundred and sixty six dollars ($266) lawful money of the United States of American unto them well and truly paid by the said party of the second part at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged have granted, bargained, sold, aliened and enfeoffed released conveyed and confirmed and by these presents do grant bargain, sell, alien enfeeoff release convey and confirm unto the said party of the second part his heirs and assigns all their right title interest property claim and demand whatsoever of in and to a certain piece or parcel of land lying and being in the township county and state above mentioned and bounded and described as follows. Beginning at a post then by land of SAMUEL HOY, north ten degrees west ninety five and seven tenths perches to a black oadk. Thency by land of Andrew Moore south eighty one degrees west fifty four and seventenths perches to a post thency land of JOHN BECHAM south twenty eight degrees west forty four perches to a dogwood. Thency by land of which this is part, south sixty one and one fourth degrees last ninety three perches to the place of beginning. Containing twenty eight acres and one hundred and three tenth perches strict measure. It being part of a larger tract of land held by two warrants the one dated 13th of April AD 1774 granted to John BYNS which by sundry conveyance became vested in SAMUEL HOY, who by his last will and testament dated 22 April 1814 devised the same to his children, JAMES and ANNE HOY. And the said JAMES, by his last will and testament did devise the above with other lands to his two sons, JOSEPH AND JAMES, reference being had to the records of Westmoreland Co, the matter will more fully appear. The said JAMES, having since died intestate, his shares of said, devise became vested in his heirs at law the above named grantors. Together with all and singular the buildings improvements, ways, waters, water courses, rights liberties privileges hereditances and appurtenances whatsoever thereunto belonging or in any wise appertaining and the revisions and remainders rents issues and profits thereof and all the estate right title interest property claim and demd and wahtsoever of the said parties of the first prt in law equity or otherwise however of in and to the same and every part thereof. To have and to hold the said twenty eight acres and one hundred and forty three and three tenth perches of land hereditaments and premises hereby granted or mentioned and intended so to be with the appertenances unto the said party of the second part his heirs and assigns to and for the only proper use and behoof of the said party of the second part his heirs and assigns forever. And the said grantors their heirs executors and administrators by these presents covenant grant and agree to and with the said party of the second part his heirs assigns forever against the lawful demands of all persons claiming or to claim the same. Shall and will warrant and forever defend. In witness whereof, the said parties of the first part have to these present set their hands and sealsd. Date the year and date first above written. Sealed and delivered in the presence of us: J. Before me a Justice of the Peace in and for said county personally came the within named parties of the first part and severally acknowledge this indenture to be theri act and deed for the purposes therein mentioend and desired the same to be recorded as such and they the said Levina, Sofiah and Elizabeth being of full age and by me examined separate adn apart from their said husbnds and the full contents of this indenture being made knwon to them upon such separate examination, declared that they did voluntarily and of their own free will and accord seal, and as their own act and deed deliver teh same without any coercion or compulusion of their said husbands.
