GEMMILL location: Fawn Township date written: 26 March 1881 date recorded: 2 April 1881 acres: one cost: $400 This Indenture made the twenty-six day of March in the year of our Lord eighteen hundred and eighty-one Between Samuel BADDERS of Fawn Township York County and the state of Pennsylvania and Agnes T. his wife of the first part and John B. GEMMILL of the same Township County and state of the second part Witnesseth that the said party of the first part for and in consideration of the sum of four hundred dollars (in figure $400) lawful money of United States of America well and truly paid by the said party of the second part to the said party of the first part at and before the ensealing the delivery of these presents the receipt whereof is hereby Acknowledged have granted bargained sold and aliened enscoffed released conveyed and confirmed and by these presents to grant bargain sell an alien ensoff release convey and confirm unto the said party of the second part his heirs and assigns. All that messuage or piece of land situate and Fawn Township York County and state aforesaid meeted and bounded as follows to wit: Beginning at a stone by the cross road and running in the public road South thirteen and one half degrees west sixteen perches and five tenths to a stone thence by the land of John EWINGS, heirs South sixty one and one half degrees east eight perches and nine thence to a stone Thence by the other part of the tract of Jacob LANIUS North eighteen degrees East eighteen perches and one tenth to a stone by the public road thence along said road North sixty eight and one half degrees west ten perches and one tenth to a stone and place of Beginning containing one acre neat measure be the same more or less. It being the same piece of land which Jacob LANIUS and Agnes his wife by their deed dated December 31st 1874 Recorded in the office for Recording of Deeds in York and in Deed Book 6M, page 490 for the Consideration therein and mentioned did grant and conveyed to Samuel BADDERS (party of the first part) unto his heirs and assigns reference being thereunto had will more fully and at Large Appear together with all and singular the buildings improvements woods ways rights liberties privilege hereditaments and appurtenances to the same belonging or in anywise appertaining and a revision and revisions remainder and remainders rents Issues and profits thereof and Every part and parcel of thereof And also all the estate rights title Interest property possession claim and Demand whatsoever both in Law and Equity of the said party of the first part of in and to the said premises with the Appurtenances To have and to Hold the said premises with all and singular the Appurtenances unto the said party of the second part his heirs and assigns to the only proper use benefit and Behoof of the said part of the second part his heirs and assigns forever. And the said Samuel BADDERS and Agnes his wife their heirs executors and Administrators do by their presents covenant grant and agree to and with the said party of the second part his heirs and assigns that they the said Samuel BADDERS and Agnes T his wife their heirs all and singular the hereditaments and premises herein above described and granted or mentioned and Intended to be so with the appurtenances with the said part of the second part his heirs and assigns against them the said Samuel BADDERS and Agnes T. his wife their heirs and against all and every other person or person whomsoever lawfully claiming or to claims the same of any part thereof shall and will by there presents warrant and forever Defend. In Witness whereof the said parties of the first part to these presents have hereunto all their hands and sealed Dated the day and year first abobe written. SIGNED: Samuel BADDERS Agnes T. VAN Hart --------------- York County Ss On the twenty Sixth day of March Anno Domini 1881 before me the subscriber a Justice of the Peace in and for said County personally appeared the above named Samuel BADDERS and Agnes T. his wife and in due form of Law Acknowledged the above Indenture to be their and each of their act and deed and desired the same might be recorded as such and the said Agnes T. BADDERS being of full age and separate and apart from her said husband by me thereon privately examined and the full contents of the above Deed being by me first made known unto her did therefore declare and say that she did voluntarily and of her own free will and accord sign seal and as her act and deed deliver the above written Indenture Deed or Conveyance without any coercion or compulsion of her said husband Witness my hand and seal the day and year aforesaid.
