Grantee (buyer): Samuel Badders written December 31, 1874 recorded Dec 29, 1878 location: Fawn Township cost: $75 acres: 1 acre neat measure, part of larger tract of 8 acres This Indenture, made the 31st day of December in the year of our Lord one thousand eight hundred and seventy four (1874) Between Jacob Lanius of Fawn Township York County and State of Pennsylvania and Agnes E. his wife of the first part and Samuel Badders of the same place of the second part Witnesseth That the said parties of the first part for and in consideration of the sum of seventy five dollars lawful money of United States of America, unto them well and truly paid by the said party of the second part at or before the sealing and delivery of these presents. The receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, and scoffed, released conveyed and confirmed and by these presents do grant bargained sell, alien, and scoffed, released conveyed and confirmed onto the said party of the second part his heirs and assigns all that certain tract or piece of land situate in Fawn Township York County and State of Pennsylvania meted out and bounded as follows to wit: Beginning at a Stone by the crossroads and running in the public road South thirteen and one half degrees West sixteen perches and five tenths to a stone. Thence by land of John Ewings Heirs South sixty and one half degrees East eight perches nine tenths to a Stone. Thence by the other part of the tract of Jacob Lanius North eighteen degrees East eighteen perches than one tenth to a stone by the public road. Thence along said Road North sixty eight and one half degrees west ten perches and one tenths to a stone and place of beginning Containing one acre neat measure be the same more or less it being part of the larger track of eight acres in one hundred and seven perches which Lydia Ewing by indenture bearing date the 29th day of March A.D. 1872 for the consideration therein mentioned did grant and convey to Jacob Lanius party hereto of the first part reference being thereto had will more fully and at large appear. Together with all and singular the improvements, ways, waters, watercourses, rights, liberties privileges herditaments and appurtenances whatsoever thereon belonging or in anywise appertaining: and revisions and remainders, rents issues and profits thereof and all the estate right, title, interest, property claim and demand Whatsoever of them the said parties of the first part in law equity, or otherwise howsoever, of in and to the Same and every part and parcel thereof to have and to hold the said tract of one acre of land each measure the hereditaments and premises hereby granted aforementioned and intended so to be, with the appurtenances, unto the Said party of the Second part his heirs and assigns, to and for the only proper use and behoof of the said party of this Second part his heirs and assigns forever. And the Said Jacob Lanius and Agnes E. his wife their heirs executors and administrators do by these presents covenant grant and assigns to and with the Said party of the Second part of his heirs and assigns, that they the said parties of the first part, their heirs, and singular the hereditaments and premises herein above described and granted, or mentioned, and intended So to be, with the appurtenances unto the said party of the second part, his heirs and assigns against them the said parties of the first part their heirs, and against all and every other person or persons whomsoever, lawfully claiming or to claim the Same or any part thereof shall and will by these presents, Warrant and forever defend. In Witness whereof the Said parties of the first part have hereunto set their hands and Seals dated a the day and year first above written. SIGNED Jacob Lanius Agnes E. Samuel Adams York County Ss The 31st day of December Anno Dominimi one thousand eight hundred and seventy four before me the subscriber a Justice of the Peace in and for the said County personally appeared the above named Jacob Lanius and Agnes E. his wife and in due form of law acknowledged the above indenture to be their act and deed and desire the same might be recorded as such and She the said Agnes E. being of full age and apart from her husband and knowing the contents of the foregoing deed said she signed and delivered it as her free act and deed without any consideration of her husband witness my hand and seal the day and year aforesaid.
