"This Indenture. made the Eighteeenth day of April in the year of our Lord one thousand eight hundred and ninety four. Between Nancy B. Miles of the City of York County of York and and state of Pennsylvania party of the first part and Sarah E. Nichols of the City County and state aforesaid party of the second part: Witnesseth: that the said party of the first part for and in consideration of the sum of one hundred and thirty (In figures $130.00) Dollars, lawful money of the United States of America, well and truly paid by the said party of the second part to the said party of the first part, at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged hath granted, bargained, sold aliened, enfeoffed, released, conveyed and confirmed, and by these presents doth, grant, bargain sell, alien, enfeoff release convey and confirm unto the said party of the second part her heirs and assigns, All them certain two lots of pieces of ground situated in Spring Garden Township York County, Pennsylvania being Lots Nos 198 & 199 as per draft and survey made by Beaton Smith Civil Engineer Bounded and described as follows to wit. Beginning at a point on the North West Corner of Waverly and Commerce Street running thence Westwardly along said Commerce Street one hundred and ten feet to a ten feet wide alley thence Northwardly along said ten feet wide alley forty feet to property of F. J. Meter) thence Eastwardly along said property of F. J. Meter one hundred and ten feet to said Waverly Street thence southwardly along said Waverly Street forty feet to place of Beginning. It being a part of same tract of land which George F. Strine, and Lydia his wife by their Indenture dated 18th of September A.D.1855 and recorded in office for recording Deeds in and for County of York in Deed Book C.C.C.C. page 789 did grant Convey and Confirm unto Benjamin H. Weiser now deceased and part of the same premises which Daniel Gotwalt acting Executor of the last will and testament of Benjamin H. Weiser late of the Borough (now City) of York deceased and Catharine Weiser widow of said decedent (sold under the power and direction of said last will and testament) by their Indenture dated 13 day of March A.D. 1889. did sell Convey and Confirm unto Edward P. Stair and Elmer C. Zeigler their heirs and assigns forever and part of the same premises which Edward P Stair and Annie L. his wife and Elmer C. Zeigler and Anna F. his wife by their deed dated 14th of March, A.D. 1889 and Recorded in said office for recording of Deeds in Deed Book "8R" page 634 &c did sell & convey unto Henry K. Fox heirs & assigns forever and being same premises which Henry K. Fox did sell and convey unto Nancy B. Miles (grantor hereto) heirs & assigns forever by Indenture dated 10th of October A.D. 1882.[sic - copy of this deed gives date as 1892 and Henry Fox only bought it in 1889] Together with all and singular the tenements, hereditaments, and appurtenances to the same belonging or in anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof. And also all the estate, right, title, interest, property claim and demand whatsoever, both in law and equity of the said party of the first part of, in, to or out of the said premises, and every part and parcel thereof. To have and to hold the said premises with all and singular the appurtenances unto the said party of the second part her heirs and assigns to and for the only proper use and behoof of the said party of the second part her heirs and assigns, forever. And the said Nancy B. Miles for herself her heirs executors and administrators do by these presents, covenant, grant and agree to and with the said party of the second part her heirs and assigns that she the said Nancy B. Miles for herself her heirs all and singular the hereditaments and premises hereinabove described and granted or mentioned and intended so to be, with the appurtenances unto the said party of the second part her heirs and assigns against the said party of the first part and her heirs and against all and every other person or persons, whomsoever lawfully claiming or to claim the same or any part thereof, shall and will by these presents warrant and forever Defend." "In witness whereof the said party of the first part hath hereunto set her hand and seal the day and year first above written." Nancy B.
