"This Indenture made the Thirty-first day of March in the year of our Lord one thousand eight hundred and sixty-four, Between Nancy B. Schriver (Widow) of the Borough of York County of York and state of Pennsylvania, of the First part, and John Harkins of the Borough, County and state aforesaid, of the second part, Witnesseth, That the said party of the first part, for and in consideration of the sum of Four hundred dollars ($400.00) lawful money of the United States of America, unto her well and truly paid by the said party of the second part at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath granted, bargained, sold, aliened, eufeoffed [?], released and confirmed, and by these presents doth grant, bargain, sell, alien, eufeoff, release and confirm unto the said party of the second part, his heirs and assigns, All the following described House and Lot of ground situate on the South side of King Street West of the Codorus Creek in the Borough of York aforesaid, Bounded and limited as follows, to wit: On the North by King Street, on the East by a lot of Thomas Evans, on the South by a Public Alley, and on the West by property now or lately of Christian Coble, Together with the privileges of an alley on the East, to be used in common with the owners and occupiers of the two adjoining properties extending back as far as needful for the purpose mentioned, Being the same premises which Leonard Kolb and Henrietta his wife, by their deed dated the 29th, day of March A.D. 1856, did grant and convey unto Peter Schriver and the said Peter Schriver being so thereof seized made his last Will and Testament in writing bearing date the 26th, day of July A.D.1860, of which said Will he appointed William McCandless the Executor, to whom letters Testamentary were granted, and after the necessary proceeedings in the Orphan's Court of said County, the aforesaid premises were sold in pursuance to the directions of said Court, and which the said William McCandless by his deed bearing the date the 4th, day of Octover A.D.1861, for the consideration therein mentioned did sell and convey the same unto Nancy B. Schriver (party hereto) her heirs and assigns forever, as by reference will more fully appear. Together with all and singular the buildings, improvements, ways, waters, water- courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or in anywise appertaining; and the reversions and remainders, rents, issues and profits thereof; and all the estate right, title, interest, property, claim and demand whatsoever of her the said party of the first part, in law, equity, or otherwise howsoever, of in and to the same and every part and parcel thereof, To have and to hold the said House and Lot or piece of ground, hereditaments and premisises hereby granted, or mentioned and intended so to be, with the appurtenances, unto the said party of the second part, his heirs and assigns, to and for the only proper use and behoof [?] of the said party of the second part his heirs and assigns forever. And the said Nancy B. Schriver for herself and for her heirs, executors and administrators, doth by these presents, covenant, grant and agree to and with the said party of the second part, his heirs and assigns, theat she the said party of the first part, her heirs, all and singular the hereditaments and premises hereinabove described and granted, or mentioned, and intended so to be, with the appurtenances, unto the said party of the second part, his heirs and assigns, against her the said party of the first part, her heirs, and against all and every person or persons whomsoever, lawfully claiming or to claim the same or any part thereof, shall and will by these presents warrant and forever defend, In witness whereof the said party of the first part hath hereunto set her hand and seal dated the day and year first above written."
