Fire is an unwelcome and expensive visitor, but frequently prepares the way for large improvements. It has done so in this instance. Allen's Real Estate News INSURANCE DEPARTMENT I am prepared to write Fire, Tornado, Life, Accident, Steam Boiler, Plate Glass, Surety and Title Insurance in safe companies. I take great pleasure in representing companies that in case of loss are perfectly responsible and are honorable in their dealings with their patrons. Insurers should be cautious in the selection of their companies as there is more low grade insurance for sale to-day than ever before, and less insurance of the really reliable kind. The recent failures of the Columbian; Burlington; Peoples of New Hampshire; State Investment; and St. Paul German, together with a brood of Mutuals and Lloyds, are illustrations of this fact. The Only Absolute Protection to a Title of Real Estate is a Policy of a Good Title Company. A Curious Instance of a Defective Title. In 1868 E. bought a piece of ground on Seventh Street, Philadelphia, and deeded it to his wife, who made a will leaving all her property to her husband. She died afterward in childbirth. Her will was duly admitted to probate. The child which was born at her death lived, and is now thirteen years of age. As the child was born after the making of the will, the will in no way affected the interest of this child in the property of its mother. The lot passed through the hands of several grantees and finally was purchased by H. Each time the title had been searched and passed. The title was not questioned until H., having built a large tenement house on the property, spending some $40,000 thereon, came to get a loan on it. An attorney, who knew the fact that E.'s youngest child was born at its mother's death, examined the title and discovered the flaw and that the thirteen-year-old daughter owned a seventh interest in this and other property. This left H. in a very unpleasant position. He had bought the property, believing that his title was a perfect one. Judge Ingraham ordered a reference to take proof of the fact and determine whether the interest of the infant could be sold. H. has to buy the share and is taking the proceedings for the purpose of procuring a conveyance of the infant's interest.
