Aforesaid of the one part And James Cox of Newberry county state aforesaid of the other part witnefseth That the said John Hazel for and in consideration of the sum of five shilling Sterling To him in hand well & truly paid by the said James Cox at and before the Sealing and Delivery of these presents. The Reciept whereof is hereby Acknowledged I the said John Hazel hath Bargained and Sold and by these presents doth Bargain and sell unto the said James Cox all that certain Plantation Tract on Piece of Land Containing Two hundred and Twenty five acres situate lying and being in Edgefield County. Aforesaid on the north side of the half way Swamp a branch of Saludy River Bounded to the Nth East on land belonging To the Orphans of Obed Holloway to the Nth West on the Mr. Jereys land, and all other sides by Vacant land when Surveyed and was granted To Samuel Mays by his Exc. Wm Moultire Esq. On the first Day of August Anno Domini 1785 and by the said Mays conveyed to the said John Hazel by lease bearing Date the Eighteenth day of July Anno Domini 1789 Together with alland Singular the ways wells water water courses paths pafsages Liberties privileges profits Heredilaments members rights and appertenances there unto belonging or in anywise appertaining and the Revision and Revisions Remainder & Remainders rents ifsues & profits thereof and every part & parcel thereof to have and to hold The said Plantation or tract of land containing Two Hundred & twenty five Acres with every the appurtenances Thereunto belonging unto the said James Cox his heirs Erus. Admrs, and afsigns from the day next before the day of the date of these presents to the full end & term of one whole year from thence next Ensuing fully to be compleat and ended yielding and paying therefore unto the said John Hazel at the end of the said term the rent of pepercorn if the same shall be lawfully demanded to the intent and purpose that by virtue of these presents and by force of the statute for transfurring uses into pofsefsion he the said James Cox may be in Actual Pofsefsion whereby be the better enabled to Accept and take a Reversion and Inheritance thereof which is intonted To be To him & his heirs granted and Released by the said John Hazel by another Indenture intended to be mad & dated the next after the date hereof In witnefs where of I the said John Hazel hath hereunto set my had and affixed my seal the day & year first above written signed sealed and delivered in presence of James Allen Watter Abney John Lowe Read the day & year within first written the Sum of five shillings sterling it being the full penalty of the within lease I say recd for me State South Carolina This Indenture made the thirteenth day of November Anno Domini One thousand seven hundred and ninty two and in the seventeenth year of the independency of the united states of america Between John Hazel and Rhoda his wife of Edgefield County State and District aforesaid of the one part and James Cox of Newbury County sate and district aforesaid of the other Part Witneofseth that the said John Hazel for and inconsideration of the sum of one hundred pounds sterling to him in hand well and truly paid by the said James Cox at and before the sealing and delivery of these presents the receipt whereof he doth hereby acknowledge and to be well contented satisfied and paid The sale John Hazel with Rhoda my wife have granted Bargained sold alined Remised Conveyed and Confirmed and by these presents doth grant Bargain Sell ____ Remise Convey and confirm unto the said James Cox in his Actual Pofsefsion now being by virtue of a Bargain and Sale thereof made to him for and during the full end and term of one whole year and by force of the Statute for Transfering uses in to Pofsefsion and to his heir and Afsigns forever all that Plantation or Tract of land Originally granted to Samuel Mays by a grant from under the hand of his Excelly Wm. Moultire Esq. Dated the first Day of August Anno Domini 1785 Duly record in the Secretarys office book 4E with a platt therunto annexed containing Two hundred and Twenty five Acres Situate lying and being in the County of Edgefield State aforesaid on the north side of the of the half way Swamp waters of Saluda River, Butting & bounding to me Nth East on land laid out to the orphans of Obediah Haoolway to the Nth West on Mr Jereys land all other sides by vacant Land when surveyed which Tract of land was conveyed by virtue of lease bearing date the 17 of July anno Domini 1789 by the said samuel Mays unto the John Hazel Together with all and Singular the ways well waters and watercourses paths liberties Pafsages priveleges rights members and appurtenances whatsoever thereunto belonging or anywise appertaining and the Reversion & Reversions Remanider and Remainders rents Ifsues and profits thereof and every part thereof and all the Estate right _____Interest use Trust Pofsefsion benefits blames and Demands with all Evidences Escripts and writings Touching or concerning the premises of him said John Hazel of into or out of the said Premises and of every part and parcel thereof to have and to hold the said Plantation or Tract of Land containing two hundred and twenty five Acres with every the appurtenances thereunto belonging herein before granted and released and conveyed unto the said James Cox his heirs and afsigns for ever to the only proper use and behoof of him the said James Cox his heirs and Afsigns and he the Said John Hazel with Rhoda his wife their heirs and Afsigns Doth covenant Promise and agree to and with the said James cox his heirs and Afsigns in manner and form following that is to say that he the said John Hazel hanw is and until the Execution of these presents shall Stand Seized of a good sure ___feasable Estate of Inheritance in fee Simple of all and in all the aforesaid Plantation or Tract of land Containing Two hundred and Twenty five Acres with the rights members and appurtenances without any manner of Sett Trouble Molestation condition Trust Mortgage Judgment Execution or incumbrance whatsoever to alter change or Determine the same and also that he the said James Cox his heirs and Afsigns Shall and may from time to time and at all times hereafter enter into Peacibly and Quietly ___ Occupy pofsefs and enjoy the said Plantation of Two hundred and twenty five acres without any sett suit Molestation trouble or hindrance of him the said John Hazel and Rhoda his wife or their Heirs and Afsigns and lastly he the said John Hazel and Rhoda his wife for themselves their heirs and afsigns the said Tract of land containing Two hundred and twenty five acres aforesaid will warrant and forever Defend not only from himself and their heirs and afsigns but likewise from all manner of persons laying any claim or claims or demand whatsoever to the said tract of land and from any incumbrance whatsoever In witnefs where of he the said John Hazel and Rhoda his wife have hereunto Sett their hands and affixed their seals the Day & year first above written Signed and Delivered in the presence of us James Allen Walter Abney John Lowe John Hazel Rhoda Hazel Rced the day and year within first written from the within named James Cox one hundred pounds Sterling in being the full penalty of the within Deed I say rece'd me James Allen John Lowe____}John Hazel South Carolina Edgefield county Memorandom that on the fifth Day of March 1793, Came John Lowe before me Martha Abney one of the Justices of the Peace of said county and mad oath that he saw John Hazel Signed Seal and Deliver the within Instrument of writing to James Cox for the uses and purposes within mentioned and that he likewise saw James Allen and Walter Abney subscribe their names with himself as witnefses to the same Sworn to the day and year above written before me Nathal Abney J.P.
