Adams { To } Deed { Huldy Adams etal { Part of No 23 in { The Plan of "Clifton"{ For and in consideration of the sum of Two hundred and fifty dollars paid to me by Thomas J. Adams (now deceased) during his lifetime, the receipt of which is hereby acknowledged I James F. Adams, have here tofore sold to the said Thomas J. Adams, and do by these presents trans- fer and convey unto the widow (Huldy Adams) and the children of the said Thomas J. Adams, their heirs and assigns forever, a certain tract or lot of land in Davidson County, Tennessee about 2 1/2 miles from the Court House, being a part of Lot No.23 in the Plan of Clifton, recorded in the Register's Office of said County, in Book No.21,Page 35t to which ref- erence is made, and described as follows: viz: Beginning at a Cedar Gate Post,in Frances Watkins' N.E. corner 10.3 poles from the centre of Hill Avenue: running thence northwardly 6.82 poles to a point: thence westwardly 18 poles to a point in the west boundary line of said Lot No.23; thence southwardly with said line 8.84 poles to Francis Watkins' N.W. corner; thence eastwardly with her line 18.23 poles to the begin ning: being a part of the land conveyed to me by the said Thomas J. Adams, by deed recorded in said Register's Office in Book No.28, Page 539, To have and to hold to the widow and children of the said Thomas J. Adams, their heirs and assigns forever, the intention of this instrument being to vest in the said widow and children the same title to said land that would have vested in them had said property been conveyed to the said Thomas J. Adams during his life time. I covenant that I am lawfully seized of said land have a right to convey it, that it is unencumbered; and I will warrant and defend the title to the courts against the lawful claims of all persons whatever. Adams, the bargainer, with whom I am personally acquainted and who acknowl- edged that he executed the annexed instrument for the purposes therein contained.
