Hurt Trustee for Sarah T. Brown of the County of Davidson State of Tennessee for the consideration of Four Thousand Two Hundred dollars to me in hand paid, the receipt of which is hereby acknowledged, a tract of land in Davidson County Tennessee on the North side of Cumberland River about four miles from the City of Nashville containing forty four acres and one hundred & twelve poles, which tract is divided into three portions which adjoin each other and are bounded and described as follows: First portion containing 27 5/8 acres described in the deed from Jonathan Stretch to me, registered in the Registers Office of Davidson County in Book No. 22 page 254 as follows. Beginning at a corner stone near the old gate at the South East Corner of a Tract of 15 acres & 13 poles conveyed to me by John D. Winston & wife, and the North Corner of a Tract of one acre and 28 poles conveyed to me by A. J. Porter, running thence North 88 degrees East 49 poles, thence North 58 degrees East 22 1/2 poles, thence North 25 degrees West 85 poles, thence South 65 degrees West 40 poles to a Cherry Tree, thence South 4 3/4 degrees East 74 poles to the beginning. Second portion containing 15 acres 3 rods & 24 poles & described in the deed from John D. Winston & wife to me registered in said Office in Book No. 16 pages 450 & 451 as follows, Beginning at a corner rock in the lane between Porter & Winston running thence North 27 1/4 East 52 poles to a rock at the corner of Stretch's Tract. Thence North 4 ¾ West 42 ½ poles to a rock set up in Stretch’s line, thence South 49 degrees W 73 1/2 poles to a rock near the branch, thence South 41 degrees East 53 1/2 poles to the beginning. Third portion containing one acres and 28 perches and described in the deed of A. J. Porter as registered in said Office in Book No. Page 521 as follws. Beginning at a rock the upper end of the lane near the gate leading to the premises of Aaron Stretch and Jonathan Stretch, running thence North 88 degrees East 17 poles to a corner set up in said Porters original line, thence South 521/2 degrees West to a point in the lane on the line between the Lands of Porter and Winston 36 poles, thence with said last named line North 27 ¼ degrees East 25 poles to the beginning. Which said several portions of land constitute the tract herein conveyed and represented on a plan drawn by Nance & Woodward. To have and to hold the said 44 acres and one hundred & twelve poles of land to the said Frederick C. Hurt Trustee for the sole and separate use of Mrs. Sarah T. Brown wife of R. H. Brown during her life with remainder to her children as provided in the Last Will & testament of her father, Floyd Hurt. The purchase money for this land being the proceeds of Real Estate sold by said Sarah T. Brown and her children which descended to them under said Will. I covenant with the said Hurt Trustee that I am lawfully seized of said tracts of land, that i have a good right to convey it and that the same is unencumbered. I further covenant and agree to and with the said F. C. Hurt Trustee and bind myself, my heirs and personal representatives to warrant the title to the premises herein conveyed to the said F. C. Hurt Trustee &c his successors and assigns against the lawful claims of all persons whom so ever. Witness my hand at Philadelphia this 10th day of May 1864.
