We agree that we are lawfully seized of said land have a good right to sell and convey it and that the same is unencumbered. We hereby bind ourselves our heirs and assigned to forever warrant and defend the title to said land against the lawful claim of all persons whomsoever this the 29th day of July 1891 Attest E.
