Penny, W.J Grady and his wife Sarah A. Grady, and D.J. Grady and his wife Martha J. Grady in consideration of Eleven hundred and fifty dollars to us paid. The receipt whereof is hereby acknowledged do hereby sell and convey unto N N Northcross and his heirs and assigns the following tract of land situated in the 7th Civil District of Gibson County being the land assigned the said P.J. Penny as her dower and bounded as follows towit: Beginning at a White Oak and Poplar on the South West corner of the Hometract of James Penny, deceased and runs hence East 65 poles to a Stake, Poplar and Hickory pointer Thence North 200 poles to a Small Red Oak on the NE line of Said Hometract; Thence west with the same 65 poles to a poplar, its NW Corner; Thence South 200 poles to the beginning, containing 81 acres including and excluding 10 acres sold and deeded to said D.J. Grady which is described by Beginning at S.E. corner of Said 81 acres and runs North 100 poles thence west far ! enough to make ten acres by running South and then East to the beginning. Which ten acres is not conveyed in this instrument, but the balance which is 71 acres and is hereby conveyed and due covenant with said Northcross that due are lawfully seized of said land, have a good right to convey it, and that is unencumbered and due further covenant and will our selves our heirs and representatives to forever warrant and defend the title to the said 71 acres of land unto the said Northcross and his heirs and assigns against the lawful claim of all persons whomsoever.
