Cooley of the County of Humphreys and State of Tennessee of the one part and William M. Cooley of the County and State aforesaid of the other part. Witnesseth that the said Seabourn J. Cooley for and in consideration of the sum of five hundred dollars, Two hundred and twenty to me in hand paid and for the love and affection that I have for my son William M. Cooley and to make him equal with his brother David, I give him the remainder which id Two hundred and eighty dollars the receipt is hereby acknowledged have bargained and sold to William M. Cooley his heirs and assigns forever a certain tract or parcel of land situate lying and being in the County and State above mentioned on Turkey Creek Beginning at a Black oak chestnut & Hickory Running thence West seventy five poles to a chestnut thence South two hundred and four poles to a large Black oak thence East one hundred and eighty two poles to a hickory thence North ninety four poles to a stake thence West seventy nine poles to a stake thence North thirty eight poles to a cherry tree and white oak thence West forty two poles to a stake hickory and dogwood thence North eighty four poles to the beginning it being of Grant No. 3213 also all of Grant No. 10329 also part of Grant No. 3213, 10340 also all of Grant No. 8157. Containing one hundred and seventy one and one half acres. Reserving to the said Seabourn J. Cooley one acre of land near the meeting house now stands the Balance to be William M. Cooley's to have and to hold the aforesaid tract or parcel of land with all and singular the right profits encuburments herditaments and appurtinances of in and to the same bargained prevision or in any wise appertaining to the only proper use and behalf of William M. Cooley his heirs and assigns forever and the said Seabourn J. Cooley for myself my heirs and assigns doth covenant and agree to and with the said William M. Cooley his heirs and assigns that the afore mentioned lands and bargains premices be warrand and for ever defend against the right title interest or claims of all and every other person or persons whatsoever.
