All rights reserved. http://www.usgwarchives.net/copyright.htm Contributed for use in the USGenWeb Archives by: Billy Brimm ******************************************************************************************** Margaret Boyd & Others To: Deed Wm Stewart This indenture made this the 10th day of June 1876 between Margaret Boyd, widow of Henry Boyd (?) and the following named heirs of said Henry Boyd: Andrew Boyd, Samuel Boyd, Robert Boyd, Andrew W K Boyd, Mary J Boyd, Martha E Boyd, John Mason and wife Sara Mason (formerly Sarah Boyd), John L Spray and wife Nancy Spray (formerly Nancy Boyd), of the first and William Stewart of the other part - all of the state of Tennessee, witnesseth, that the said parties of the first part, in consideration of the sum of one hundred and sixty five dollars and twenty cents ($165.20) to them in hand paid by the said Wm Stewart the receipt whereof is hereby acknowledged, hath bargained and sold and by these presents doth transfer and convey unto the said William Stewart, his heirs and assigns, a certain tract or parcel of land containing 55 acres, more or less. Situated and lying in Lincoln County Tennessee, Civil District No. 22, on the waters of Flynt River and bounded as follows:- Beginning at a stake and pointers, W.G. Gillham Northeast corner, standing in the north boundary line of an 800 acre grant in the name of Archibald Boyd, running thence east with said line 99 poles to a stake and pointers in the west boundary line of the land of Wm. Beverly Deed, thence south with his line 89 poles to a stake and pointers standing in said line, running thence west 99 poles to a stake and pointers, near a chestnut post in the east boundary line of W G Gillham's land, thence north with his line 89 poles to the beginning, containing fifty five acres more or less. To have and to hold the said tract or parcel of land, with its appurtenances estate, title and interest thereunto belonging to him the said William Stewart, his heirs and assigns forever. And the said parties of the first part doth hereby convenant with the said Stewart, his heirs and assigns, that they are lawfully seized and possessed of said lands in fee simple and that they have a good right to convey the same, and that the same is unencumbered. The said parties of the first part further convenant with the said Stewart, his heirs and representatives, to warrant and forever defend the title to said lands to the aforesaid William Stewart, his heirs and assigns against the lawful claims of all persons whomsoever. In testimony whereof we have hereunder subscribed our names, this 15th June 1876. P D Boyce State of Tennessee Lincoln County - Mrs. Nancy Spray and Sarah Mason, wives of John L Spray and John Mason, having personally appeared before me and having by virtue of the authority in me vested, been examined privately and apart from their husbands and they having acknowledged she duly executed of the within instrument by them freely. voluntarily and understanding without compulsion or constraint by their said husbands and for the purposes therein expressed the same is therefore certified.
