John Curlin was to pay $315 for the tract and to secure the bond to the title [with interest] by paying $151.20 in advance. David Jeffrey, Agent for Dickens, died before filing with the Court and his signature was confirmed by the deposition of Eaton Bond after Jeffrey's death. This land is adjacent to land owned by Abel Brown and ? Green. Land involved: [Sec. 7, Rng. 3] MADISON COUNTY, TN REGISTER OF DEEDS DEED BOOK 7, PAGE 202 27 JUN 1834 / REC. 10 SEP 1840 Samuel Dickens to John Curlin Bond for Title Samuel Dickens To Bond for Title John Curlin Reg. 10 Sep 1840 State of Tennessee Madison County Know all men by these presents that I Samuel Dickens of County and State aforesaid held and firmly bound unto John Curlin in the lawful sum of three hundred and fifteen dollars well and truly to be paid I bind myself my heirs and assigns (?) with my seal and dated this the 27th of June 1834. The conditions of the above obligation such, whence the above bound Samuel hath sold unto the above named John one certain tract of land in County and State above mentioned in Section 7 and Range three, commencing on the section line which divides the seventh & eighth section on a black oak and hickory runs from thence west with south section line one hundred and ninety two poles [192 poles = 3168'] to a black oak and pointers. Thence south with Abel Brown's east boundary line eighty four poles [84 poles = 1386'] to a stake hickory post oak and black oak pointers. Thence east one hundred and ninety two poles [192 poles = 3168'] to a poplar & gum pointers, and from thence north with Greens line eighty four poles [84 poles = 1386'] to the beginning containing one hundred acres and 8/10 [100.8 acres] for and in consideration of the sum of one hundred and fifty one dollars & 20 cents [$151.20] Now should the above named bound Samuel convey unto the above named John a lawful title to the above described premises upon his receiving the before mentioned $151.20 from John with interest thereon as per Bond then the above obligation to be void otherwise to remain in full force and effect. In witnesseth whereof the said Samuel hath hereunto set his hand and affixed his seal day and date above written. In the presence of Henry A Kirby Samuel Dickens by his Agent David Jeffreys State of Tennessee} Madison County } Personally appeared before me James D McClellan Clerk of the County Court of said County Henry A Kirby a witness to the within named Bond who bring first sworn disposeth and saith that he is acquainted with David Jefferys and that he acknowledged the same in his presence to be his act and deed upon the day it bears date as the agent and attorney in fact of Samuel Dickens, witnesseth my hand at Offfice the 26th of August 1840.
