M. Know all men by these presents, that I, Martha Ann Russell, a single person, for and in the consideration of the sum of one ($1.00) dollar cash in hand paid, together with other valuable and satisfactory consideration, receipt of all of which is hereby acknowledged have this day bargained and sold and do hereby sell, alien, transfer and convey unto Andrew Thomas Little and wife, Mary Pearl Russell Little, the remainder interest, subject to the life estate of the grantor Martha Ann Russell, which life estate is expressly reserved and not conveyed in and to that certain parcel of tract of land located, lying and being in the third ward of the city of Jackson, Madison County, Tennessee, and being more particularly bounded and described as follows, to-wit; Beginning at a stake the N. W. Corner of the Mark Dodds lot on the east line of Stoddert Street, thence north 65 feet and 4 inches with Stoddert Street, thence east 104 feet and 8 inches to O'Connor's west line, thence south 65 feet and 4 inches to Dodd's N. E. corner, thence west 104 feet and 11 inches to the beginning, being a lot of land a part of which Martha Ann Russell inherited from her mother, Sarah Teague Russell and from her Aunt Mary Ann Teague, and a part of which was conveyed to her by Lewis T. Claiborne, executor of the estate of Irene Claiborne Russell, by deed as appears of record in deed book No. 133 page 550 in the Register's office of Madison County, Tennessee. To have and to hold the remainder interest in and to the above described real estate, together with all buildings thereon and appurtenances, thereunto belonging subject to the estate of the grantor, Martha Ann Russell, to the said Andrew Thomas Little and wife, Mary Pearl Russell Little, their heirs and assigns, forever. I covenant with them, the said Andrew Thomas Little and wife, Mary Pearl Russell Little, that I am lawfully seized and possessed of the above described lot of land, have a good and perfect right to sell the same, that the same is free from and unencumbered, with the exception of all taxes that are due against the property and which taxes the grantees herein assume and agree to pay and with said exception, I will forever warrant and defend the title thereto against the lawful claims of all persons whomsoever. Witness my hand, this the 10th day of April, 1942 Martha Ann Russell State of Tennessee, County of Madison Personally appeared before me Pierce Winnigham, a Notary Public in and for said State and County, duly commissioned, sworn, qualified and acting, the within named bargainer in the foregoing and attached instrument of writing Martha Ann Russell, a single woman, with whom I am personally acquainted, and who acknowledged that she executed the within instrument for the purposes therein contained.
