J#019: Deed 45 acres from William F. Baxter to Nimrod Johnson, 13 Jan 1849.

I, William F. Baxter have this day bargained and sold and do hereby transfer
and convey to Nimrod Johnson and his heirs forever for the consideration of
the sum of one hundred and fifty seven dollars and fifty six cents to me in
hand paid a certain tract piece or parcel of land lying and being in the State
of Tennessee and County of Marshall District No 12 bounded as follows to wit,
Beginning on a dogwood at J.R.Hills north west corner, running thence west
twenty seven poles to a beach ? known as the old Baxter? & Ritchie corner,
thence north with Ritchies line to a stake in the field thence east ninety
nine poles to a sugartree? with three? Sugartree pointers? thence south twenty
three and a half poles to the beginning containing by estimation forty five
acres and three poles be the same more or less. To have and to hold the same
to the said Nimrod Johnson his heirs and assigns forever,

I do covenant with the said Nimrod Johnson that I am lawfully seized of said
land have a good right to convey it and that the same is unencumbered I do
further covenant and bind myself my heirs and representatives to covenant and
forever defend the title to the said land and every part thereof to the said
Nimrod Johnson his heirs and assigns against the lawful claims of all persons
whatever.

In testimony whereof I hereunto set my hand and affix my seal this 13th day of
January 1849.
