A. PHILLIPS & Wife to W. H. DEVAULT 25 acres For and in consideration of one gray mare paid to us and for one note this day .... to us by W. H. DEVAULT for forty dollars due 15 November 1900, the receipt of which is hereby acknowledged, we B. A. PHILLIPS and wife MARTHA, have this day bargained and sold and do hereby transfer and convey unto the said W. H. DEVAULT, the following described tract of land lying and being in [the] 7th Civil District of McNairy County, Tennessee and bounded as follows: On the North by ROBINSON, on the South by McINTIRE, on the East by COMBS, and on the West by ELIFF and said to contain twenty five (25) acres and same deeded to me by D. A. MCDOUGAL, Clerk and Master of the Chancery Court and Registered in Book T, pages 73 and 74. To have and to hold the same to the said W. H. DEVAULT to his heirs forever, we covenant with the said W. H. DEVAULT, that we are lawfully seized of said land, have a good right to convey the same and that same is unencumbered in any way. We bind ourselves and heirs to warrant and forever to defend the title to above land unto the said W. H.
