Morgan dmorgan@efn.org ==================================================================== Roane County, TN Deed Record Book D-1, pages 122-124 Deed of Conveyance from Charles Wood to Lot Tallant - 100 Acres Including the York Spring This indenture made this sixteenth day of October in the year of our Lord one thousand eight hundred and ten between Charles Wood of the County of Roane and State of Tennessee of the one part and Lot Tallant of the other part. Witnessforth that the said Charles Wood, for and in consideration of the sum of two hundred fifty dollars to him in hand paid, the receipt whereof is hereby acknowledged, hath and by these presents doth grant, bargain, sell, alien enfeeoff, and confirm unto the said Lot Tallant, by his heirs and assigns forever a certain tract or parcel of land containing one hundred acres more or less lying and being in the County of Roane and including the spring known by the name of York Spring. Beginning on a hickory and black oak thence west one hundred and thirty five poles to a pine on the top of a ridge, thence north one hundred and twenty poles to a black oak and two post oaks on he side of a ridge, thence east on hundred and thirty five poles to two post oaks , thence a due south course to the beginning. Including the improvement made by Richard York with all and singular the woods, waters, water courses, profits, commodities, hereditaraments, and appurtenances whatsoever to the said tract of land belonging or appurtaining and the reversion or reversions, remainder or remainders, rents, and issues thereof, and all of the estates right, title, interest, property claim, and demand of him the said Charles Wood by his heirs and assigns forever of in, and to the same and every part or parcel thereof either in law or equity to have and to hold the said one hundred acres of land be the same more or less with the appurtenances unto the said Lot Tallant, his heirs and assigns forever against the lawful title claim and demand of him. The said Charles Wood will warrant forever, defend by these presents. Signed, sealed, and delivered in the presence of James Cosbey and Joseph Cosbey. Charles Wood. State of Tennessee Roane County - October Session 1812 The execution of the within deed of conveyance was duly proved in open court by the oath of James Cosbey, one of the subscribing witnesses thereto who also made oath that he saw Joseph Cosbey, the other witness thereto, sign the same as a concurring evidence, and the Court, being satisfied that the said Joseph Cosbey is not an inhabitant of this State, the said deed is admitted to record. Let it be registered, the state tax being paid to me. In testimony whereof I, Henry Breazeale, Clerk of the Court of Pleas and Quarter sessions for said county, by John Purris, my Deputy, have hereunto set my hand and private seal, having no seal of office at office in Kingston.
