For and in consideration of the sum of ($275.00) two hundred seventy five and no/100, dollars, cash in hand paid by NATHAN SELBY, JIMMIE SELBY and R.S. SELBY, receipt of which is hereby acknowledged, I, MERTIE MILLIGAN have this day bargained and sold, and by these presents do transfer and convey unto the said NATHAN SELBY, JIMMIE SELBY, and R.S. SELBY, their heirs and assigns, a certain tract or parcel of land in the 1st Civil District of White County, Tennessee, as follows: My 1/4 undivided interest in and to the land hereinafter described which land belonged to our parents, and the puchasers who are by brothers are taking an equal interest therein under this deed. Beginning on the East side of the Cookeville road and running east 288 feet to a tree in the JOHNSON line, thence; northward 146 feet to a mulberry tree R.S. SELBY'S corner, thence; Northward 92 feet, thence; North 20 feet, thence; west 66 feet, thence; South 90 feet, thence; West to Cookeville road 50 feet, and thence South 63 feet with the Cookeville road to the beginning. The previous and last conveyence being two deeds to John Selby one from BUD LISK, et ux., and one from CUMMINGS, et ux., Registered in Register's Office of White County, Tennessee, in Vol. 81-81 Page 441-442. To have and to hold the said tract or parcel of land, with the appurtenances, estates, titles, and interest thereto belonging, to the said NATHAN SELBY, JIMMIE SELBY, and R.S. SELBY, that I am lawfully seized an possessed of said land in fee simple; have a good right to convey it, and the same is unencumbered. And I do further covenant and bind my self my heirs and representatives, to warrant and forever defend the title to said land to the said NATHAN SELBY, JIMMIE SELBY, and R.S.
