M. Wells Registered Marsh 12th 1855. I Ruben M. Wells have this day bargained and sold and do hereby transfer and convey to Mrs Sarah Wood and her heirs forever for the consideration of one thousand four hundred dollars to me paid a tract of land in the State of Tennessee Williamson County and District No 22 Containing by estimation one hundred and thirteen acres be the same more or less and bounded as follows, Beginning at an ash, sugar tree and dogwood runing thence North 84 Deg West to the East prong of Flat Creek thence down said Creek with its meanders, to the South East corner of Wm. B. Morton's original tract of two hundred acer known as the Izell tract of land thence South 85 Degrees West thirty four poles to a stake, thence South 5 Degrees West thirty poles to the fork of the Creek Thence south sixty poles to a stake, Thence East fifty eight poles to a stake, thence south sixty four poles to a stake, thence South 87 degs East one hundred and three poles to a stake, thence North fifty seven poles to a stake, thence West forty two poles to a stake, thence North sixty poles to a stake, thence West twenty eight poles to and white oak, thence North ninety eight poles to the beginning. To have and to hold the same to the said Mrs Sarah Wood her heirs and assigns forever I do covenant with the said Mrs Sarah Wood that I am lawfully seized of said land, have a good right to convey the same and that the same is unincumbered. I do further covenant and bind myself my heirs and representatives to warrant and forever defend the title to the said land and every part thereof to the said Mrs Sarah Wood her heirs and assigns against the lawful claims of all persons whatever as witness my hand and seal this the 3 of March AD 1855 Signed and delivered in our presents } W.
