I Ruben M Wells have this day bargained and sold and do hereby transfer to William B Morton his heirs and assigns forever for the consideration of twenty dollars to me paid a tract or parcel of land in the State of Tennessee and County of Williamson District No 22 on the waters of Flat Creek containing by estimation two acres be the same more or less and bounded as follows-- Beginning at a stake on the East fork of Flat creek opposit to W L Henderson North West corner, thence North 84 degrees West 33 poles to a stake thence South 24 1/2 Deg West 27 1/2 poles to a stake, thence North 85 1/2 deg West eleven poles to an elm on said Mortons East line, thence South with said line to Flat Creek, thence up said Big Flat Creek with its meanders to the forks of said Flat Creek, thence up the East fork of said Creek to the beginning. To have and to hold the same to the said William B. Morton his heirs and assigns forever. I do covenant with the said William B. Morton that I am lawfully seized of said land have a good right to convey it and that the same is unincumbered. I do further covenant and bind myself, my heirs and representatives to warrant and forever defend the title to the said land and every part thereof to the said William B. Morton his heirs and assigns against the lawful claims of all persons whatever this the 14th day of March AD 1844.
