Marouse of the County of Atascosa and State of Texas the receipt whereof is hereby acknowledged before the signing sealing and delivery of these Presents have Granted Bargained Sold Released and Conveyed and by these Presents do grant bargain sell release convey and deliver unto the said L. Marouse his heirs and assigns all that tract or parcel of land lying and being in the County of Atascosa State of Texas and described as follows: a part of Edward Evans Preemption and Survey No. 1126 and Section 6 in Bexar Land District situated on the West Bank of the Gallinas Creek and containing fifteen acres more or less and bounded as follows: beginning at a stake where the North boundary line cross the Gallinas Creek. Thence north 19 1/2 East 481 varas to a Stake from which a Black Jack 16 in diameter bears North 19 1/2 varas a black jack 12 inches in diameter bears South 18 1/2 East 3 1/3 varas, Thence South 70 1/5 East 326 varas to the Gallinas Creek then down Said Creek with its measurers to the place of beginning. Together with all and Singular the rights here and appurtenances to the same belonging or in any wise incident or appertaining. To Have and to Hold all and singular the premises above mentioned unto the Said L. Marouse his heirs and assigns forever. And I hereby bind myself my heirs executors and administrators to warrant and forever defend all and Singular the Said premises unto the Said L. Marouse his heirs and assigns against every person whom forever lawfully claiming or to claim the Same or any part thereof. In Testimony Whereof I have hereunto Subscribed my name in Pleasanton this the 15th day of January A.D. 0ne thousand Eight-hundred and Seventy-five. Peter Tumlinson The State of Texas County of Atascosa Personally appeared before me A.G. Martin Clerk of the District Court of Said County Peter Tumlinson to one well known who acknowledged to me that he signed and delivered the Instrument of Writing on the reverse hereof and he declared the Same to his act and deed for the purposes and consideration therein Stated.
