} Know all men by these presents:
County of Comanche }

That We, W. R. LUPTON and BETTY H. LUPTON his wife, of the County of 
Comanche and State aforesaid, in consideration of the sum of Eleven
hundred Dollars, to us paid by WALTER TIMMS of the County of 
Bosque and State of Texas, the receipt of which is hereby acknowledged,
have Granted, Bargained, Sold and Conveyed, and by these presents do
Grant, Bargain, Sell and Convey, unto the said Walter Timms, his heirs
and assigns, the following described property to-wit:________

Lot No. 6 in Block No 16 situated in the Town of Kimball in Bosque and
state aforesaid, 

together with all and singular the rights, members, improvements,
heriditaments, and appurtenances to the same belonging, or in anywise
incident or appertaining. 

To Have and to Hold, all and singular, the premises above mentioned,
unto the said Walter Timms, his heirs and assigns, Forever; and we do
hereby bind our heirs, executors and administrators, to warrant and
forever defend, all and singular, the said premises unto the said 
Walter Timms, his heirs and assigns, against every person 
whomsoever, lawfully claiming or to claim the same or any part thereof.
Witness our hands, at Comanche County this 26th day of October 1876.

. . . parties to the foregoing attached Deed bearing date the 26th day
of October 1876, both of whom are well known to me, who
acknowledged severally that they had signed, sealed and delivered the
same, for the purposes and considerations therein stated. And the said
BETTIE H. LUPTON having been examined by me privily and apart from her
husband, and having had the same fully explained to her, she, the said 
BETTY H. LUPTON acknowledged the same to be her act and deed and
declared to me that she had willingly signed, sealed, and delivered the
same of her own free will and accord, without fear or compulsion on the
part of her said husband and that she wished not to retract it.
