L. Groce & S.J. Groce, / The State of Texas, / / / To / Deed. / County of Burnet. / Know all men by these / D.H. Rysinger. (sic) / presents: That we, Jas. L. Groce and S.J. John Kincaid 130½ a. / Groce a feme sole of the County of Burnet / and State aforesaid, in Consideration of the sum of One thousand, One Hundred and thirty five dollars is hereby fully acknowledged and confessed; And the further consideration of the promissory note of said D.H. Rysinger (sic), signed and delivered to us by him, of even date herewith in the sum of One Hundred Dollars due and payable to us, or our order on the 1st day of November A.D. 1883, with 8 per cent (sic) interest per annum from date, to secure which said purchase money note the vendors lien is hereby retained on the land now sold, have granted, sold and conveyed, and by these presents do grant, sell and convey unto the said D.H. Rysinger (sic), his heirs and assigns forever of the County of Burnet and State of Texas, all our interest, right, title & claim in the following described tract, piece or parcel of land to wit: Beginning at the N.E. corner of the S.T. Styles Sur. Owned by A.L. McCoy a stone Mkd. X, whence a L.O. brs. S. 85°½ W. 350 vrs; Thence N. 19° W. Parallel with the West line of the John Kincaid survey to the North line 1820 vrs. of said Kincaid survey; Thence S. 71° W. 810 vrs. the N.W. Corner of said survey; Thence S. 19° E. with Kincaid West line 1820 vrs. to the Cor. of a five and one half acre survey of A.L. McCoy; Thence N. 71° E. 810 vs. to the place of beginning, Containing 261 acres out of the 1280 acres granted by the State of Texas to the heirs of John Kincaid by Patent No. 710 Vol. 3 on the 7th day of May A.D. 1855, Abstract No. 509. The land now conveyed being our undivided interest in said 261 acres conveyed to us and said D.H. Rysinger (sic), by R. Howard by deed of date April 19th, 1882, as will fully appear by Reference to Book N, at page 323 Records of deeds of Burnet County. To Have and to Hold the above described premises together with all and singular the rights and appurtenances thereto in anywise belonging unto the said D.H. Rysinger (sic) his heirs and assigns forever. And we do hereby bind ourselves, heirs, executors and administrators, to warrant and forever defend, all and singular the said premises unto the said D.H. Rysinger (sic), his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof. Witness our hands at Burnet this 28th day of August A.D. 1882. J.L. Groce known to me to be the persons whose names are subscribed to the foregoing instrument and acknowledge to me that he executed the same for the purposes and considerations therein expressed.
