HOWARD ET ALS/ The State of Texas / / / To / Deed. / County of Burnet / Know all men by these / WM. RYSINGER. (sic) / Presents That we, J.B. Howard and J.G.W. / Howard, personally & and (sic) Ruthy Howard, Mary L. Ferguson, joined by her husband, B.E. Ferguson, Francis M. Styles, joined by her husband S.T. Styles; Amanda A. Cavin, joined by her husband B.H. Cavin and E.J. McCoy, joined by her husband A.L. McCoy, heirs of Richard Howard, decd., All of Burnet County and State of Texas, through our Agents & Attorneys, J.B. Howard & J.G.W. HOWARD, have this day for and in consideration of two certain promissory notes, mad—executed (sic) & delivered to us this day, both bearing even date with this instrument & ten per cent (sic) interest from date. The first for the sum of Six Hundred & thirty five & 71/100 ($635.71/100) Dollars due twelve months from date. The Second and last for Three Hundred & thirty nine & 29/100 ($339.29/100) Dollars. Due two years from date both drawn as liens on the land described hereafter, in this deed of conveyance, until paid. Have this day bargained, sold, transferred & conveyed & by these presents, do hereby bargain, sell, transfer & forever convey unto Wm. Risinger, of the same State & County of Washington, of a certain tract or parcel of land, Being a part of the John Kincaid 1280 acre Survey, being & situated on the North Gabriel, in the State of Texas & County of Burnet, and described & having metes & bounds as follows, to wit:- Beginning in the Channel of the North Gabriel an (sic) the bank on Elm marked X for Corner, from which a double Elm bears S. 30° E. 13¼ varas; Thence S. 71° W. with the line of the Richard Howard homestead, at 1287-3/4 varas passes the N.W. Corner of said homestead 1494 varas a stone, from which a L.O. bears 15° E. 90 varas; Thence N. 19 W. at 669 varas, passes Farriss (sic) N.E. 2469 varas a stone on the boundary line between the Allen & Kincaid Surveys; Thence with said boundary line N. 71° E. 273 varas to the Channel of the N. Gabriel, a stake from which an Elm bears S. 10° E. 8¼ varas, Another bears N. 28° W. 1 vara; (sic) Thence down the Gabriel with the meanders to a point in center of the Gabriel, from which an Elm bears N. 26° E. 11½ varas; Another N. 13° E. 12 varas; Thence S. 25° E. 246 varas to a Willow in the Creek; Thence down the Gabriel with meanders to the place of beginning. Containing an acrea (sic) of Three Hundred & ninety five & 82/100 acres of land. To Have and to Hold, all and singular, the above described, together with all of the rights, members, privaleges, (sic) hereditaments & appurtenances to the same belonging, or anywise incident, or appurtaining unto him the said Wm. Risinger, his heirs & assigns forever; To his, or their entire use and benefit – (Always and provided, that we retain all of the rails that are on the same to be removed by the first of June 1883.) And we hereby bind ourselves, our heirs, Administrators & Executors, to warrant & forever defend the title against any person or persons whomsoever lawfully claiming the same or any part thereof. Howard, known to me to be the person whose name is subscribed to the aforegoing instrument of writing who acknowledged to me that he executed the same for himself, and as Attorney in fact, of the persons whose names are subscribed thereto, for the purpose & considerations therein stated.
