Howard To} Deed James L. & S.J. Groce & D.H. Rysinger (sic). 261 acres John Kincaid The State of Texas County of Burnet Know all men by these presents: That I Richard Howard of the County of Burnet and State of Texas, in consideration of Eleven Hundred Dollars, One thousand of which is to me in hand paid. And one promissory note, bearing even date with this instrument for One Hundred Dollars, Payable June the 1st 1883 by James L.-and S.J. Groce and D.H. Rysinger (sic) of the same County and State the receipt of which is hereby acknowledged, have Granted, Bargained, Sold and Conveyed, by these presents, do Grant, Sell and Convey unto the said James L. and S.J. Groce, and D.H. Rysinger their Heirs the following described property, or tract of land, to wit: Beginning at the North East Corner of the S.T. Stiles Survey, now owned by A.L. McCoy, a stone marked X. whence a Live Oak brs. S.85½W.350 vrs.-Thence N.19W. Parallel with the west line of the said John Kincaid survey to the North line 1820 vrs. of said Kincaid Survey-Thence S.71.W.810 vrs. the N.W. Corner of said survey.-Thence S.19.E. with Kincaid West Line 1820 vrs. to the corner of a five and one half acres survey of A.L. McCoy’s-Thence N.71.E.810 vrs to the place of beginning: Containing 261 acres together with all and singular the rights, members, improvements, hereditaments and appurtenances to the same belonging, or in anywise incident, or appertaining. To Have and to Hold all and singular the premises above mentioned unto the said James L. and S.J. Groce and D.H. Rysinger (sic) and their heirs and assigns forever. And I hereby bind myself, my heirs, Executors, and Administrators to warrant and forever defend, all and singular the said premises unto the said James L. and S.J. Groce and D.H. Rysinger (sic), their heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof. Witness my hand at Burnet this 19th day of April A.D. 1882.
