Ruffin Grantor J. Baldridge Deed Book 71 pg 381 T.W. Wade Survey Aug 25, 1892 119 86/100 Know all men by these presents that I, J. Baldridge of the county of Ellis in the State aforesaid for and in considerataion of the sum of Twenty One Hundred Forty Seven & 48/100 ($2147.48) to me paid and second to be paid by H.J. Ruffin as follows: $350.00 cash to me in hand paid the receipt whereof is hereby acknowledged and the said H.J. Ruffin six (6) notes of even date herewith four of them for the sum of #323.36 due Nov 1st 1893, 1894, 1895, 1896 respectively. One note for #323.37 due Nov 1st 1897 all of these payable to order of J. Baldridge and one note for the sum of $180.65 due Nov 2st 1897 payable to J. Baldridge or bearer all of said notes made by H.J. Ruffin and each bear 10 % interest from January 1st 1893 intereste payable annually on the 1st day of Nov of each year and the first five notes herein described shall opearte a preference lien on the hereinafter described property and until they are fully paid off said land shallnot be subjected to the payment of the last described note. Have granted, sold and conveyed and by these presents do grant, sell and convey unto the said H.J. Ruffin of the county of Ellis and State of Texas all that certain land situated in Ellis County Texas known as a part of the T.W. Wade survey about 6 miles SE from Ennis about 3/4 of a mile NE from Alma. Beginning at the NW corner of the Malcom Johnson survey a rock for corner on the East boundary line of Simon Wormack Survey of 640 acres. Thence N30 W 434 1/2 vrs to the NW corner of said Wade Survey, a stake in East boundary line of said Wormack Survey for corner. Thence N60 E with "North line of said Wade Survey 1532 1/2 vrs to NE corner of said Wade Survey. Thence S42 E 402 vr to a stake in a public road. Thence S 55 1/2 W 618 vr to that NE Corner of said Johnson survey as it now stands. Thence S60 W with the N B line of said Johnson survey 1007 vrs to the beginning containing 119 82/100 acres of land. To have and to hold the above described premises together with all and singular the rights and appertunances thereto in anywise belonging unto the said H.J. Ruffin, heirs and assigns forever and I do hereby bind myself my heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said H.J. Ruffin, his heirs and assing against every person whosoever lawfully claiming or to claim the same or any part thereof. But it is expressly agreed and stipulated that the vendor lien is retained against the above described property , premises, and improvements until the above described note and all interest thereon are fully paid according to their face and term effect and reading when this deed shall become absolute.
