Ruffin Know all men by these presents, that we, Thomas Eagan and wife, Katie Eagan of the county of Ellis in the state aforesaid, for and in consideration of the sum of Five hundred dollars ($500) to us paid and secured to be paid by Henry J. Ruffin as follows: Four hundred ($400) dollars cash to us in hand paid, the receipt of which is hereby acknowledged and said Ruffin's promissory note of even date herewith for one hundred dollars to order of Thos Eagan bearing 10% interest per annum from date, have granted, sold and conveyed, and by theses presents do grant, sell and convey unto the said Henry J. Ruffin of the county of Ellis and State of Texas, all that certain lot tract or parcel of land described as follows: In Alma, Ellis County, Texas, a part of the Simon Womack 640 acre survey. Lots number 1 and 2 in Block Number 3 in W.W. Butt addition to Alma, on the West side of the R.R. on which a 3 room residence stands. Also 2 of the town of Alma as laid off on the East side of the R.R. by C.C. Hemming. Also the blacksmith shop on lot Number 7, the first lots of Butt addition bought from J.A. Mitchell and wife 24 June 1891, and lot 6 & 7 on East side R.R. bought from C. C. Hemming 16 May 1893 and 16 July 1893. Also this conveyance of lots & houses includes all the Blacksmith tools and material as it now stands in said shop that stand on Lot 7 Block 2 on East side of R.R. To have and to hold the above described premises, together with all and singular, the rights and appurtenances thereto in any wise belonging unto the said Henry J. Ruffin his heirs and assigns forever and we do hereby bind ourselves & our heirs, executors and administrations to warrant and forever defend, all and singular the said premises unto the said Henry J. Ruffin, his heirs and assigns against every person whomsoever & lawfully claiming or to claim the same, every part thereof. But is expressly agreed and stipulated that the vendor's lien is retained against the above described property premises and improvements until the above described note and all interest thereon is fully paid according to its face, term and effect where this deeds hall become absolute.
