J. (heirs) to Henry J. Ruffin Nov 23, 1908 Know all men by these presents, that we, the heirs of B.J. Fowler, namely Mrs. Kate Eagan, joined by her husband, Thomas Eagan; W.J. Fowler, joined by wife, Maggie Fowler; J.A. Fowler, a single man J.L. Fowler, a single man (all of Runnels County, TX) B.H. Fowler and wife, Daisy (Tarrant Co TX) for and in consideration of the sum of Five thousand one hundred and forty seven dollars and 35/100 ($5147.35) to us paid and secured to be paid by Henry J. Ruffin as follows: One thousand ($1000) dollars cash to us in hand paid, the receipt of which is hereby acknowledged and said Ruffin's 5 promissory notew of even date herewith for $829.47 payable Jan 1, 1910 to order of Mrs. Kate Eagan Jan 1, 1911 payable to W.J. Fowler; Jan 1, 1912 payable to J.A. Fowler; Jan 1, 1913 payable to B.H. Fowler; Jan 1, 1914 payable to J.L. Fowler bearing 8 % interest from Jan 1, 1909 certain parcels out of the Simon Womack Survey near the town of Alma. .... have granted, sold and conveyed, and by these presents do grant, sell and convey unto the said Henry J. Ruffin of the county of Ellis and State of Texas, all that certain lot tract or parcel of land described as follows: 1)Beginning at a stake in SW corner of Womack survey whence a cottonwood 16 inches in diameter N 84 E 112 vrs & do 20 in brs N 80 E 112 frs 2)Thence N 60 E 9 degrees variation to corner of 3 acres lot for graveyard 3)Thence N 30 W to NW corner of said graveyard lot 4)Thence S 30 E to SE corner of said lot on S. line of Womack survey. 5)Thence N 60 E 9 degrees variation with siad Womack S line to centre of Railroad which is 1096 vrs on Womack S line from SW corner of said survey 6)Thence up Railroad 6920 vrs 7) Thence S 30 E 658 vrs to place of beginning Containing 95 4/5 acres Accepted two lots fully described in a deed from W.W. Butts et ux to H.A. Brown Vol 40 pg 409 [April 15, 1885] [Lots 1 & 10 in Block 3 of Butts addition. Accepted 1 1/2 acres from W.W. Butts described in a deed from W.W. Butts and wife L.L. to D.J. Mitchell Vol 43 pg 54 dated 13 Mar 1885. [Land ajoins Mitchell's yard lot and fence] Accepted 15 acres sold by B.J. Fowler et al to J.D. Treadaway Vol 150 pg 485 Dec 1904.
