Williams to Deed State of Texas Jacob Baldwin Fannin County Know all men by these presents that F.G. & P.E. Williams husband & wife for and in consideration of the sum of 260 dollars to us in hand paid and 500 dollars to be paid 8 days from this date and 740 dollars to be paid the first day of October 1870 all by Jacob Baldwin of said county and state have this day granted bargained sold and released and by these presents do grant bargain sell and release unto the said Jacob Baldwin all that tract or parcel of land described as follows to wit, situated in Fannin County on the waters of North Sulphur fork of Red River about 16 miles South East from Bonham being a part of a survey of 640 acres of land surveyed in the name of W.G. Griner beginning at the South East corner of the 640 acre survey of the said W.G. Griner thence West 1284 varas to a creek 777-- vas? thence East 1289 varas a stake thence North 479 varas to the place of beginning containing one hundred and eighty acres more of less. Also another tract in the north Sulphur bottom part of the E.C. Fuller survey and transfered from said Fuller to W.G. Griner all the land in said survey that lies on the south side of Sulphur be there more os less.To have and to hold all andsingular the rights members hereditaments appurtenances to the same belonging or in any wise incident or appertaining to have and to hold all and singular the premises above mentioned unto the said Jacob Baldwin his heirs and assigns forever and we the said F.G. and P.E. Williams do hereby bind out selves our heirs executors and administrators to warrant and forever defend all and singular the said permises unto the Jacob Baldwin his heirs and assigns against every person whomso-ever lawfully claiming the same or any part thereof. Cox a notary public in and for the said county of Fannin personally appeared F.G. Williams & P.E. Williams husband and wife parties to the foregoing deed and severally? acknowledged that they signed foregoing deed for the purposes and considerations therein contained and expressed? and the said P.E. Williams after being examined by me separate from her husband and having the contents of the deed fully explained to her by me she declared that she signed the deed willingly and of her own accord without any undue influence of her said husband and she wished not to retract the same.
