Williams and wife and C.B. Collier and wife to deed The State of Texas Fannin County Know all men by these presents that we P.E. Williams and S.A. Martin and B.C. Collier the heirs of the estate of W.G. Griner dec'd of the State and county aforesaid for and in consideration by a division of land by the heirs of the said estate of W.G. Griner dec'd that we P.E. Williams and B.C. Collier do grant unto S.A. Martin her heirs and assigns all rights and title to ninety seven acres of land situated in the said State and county on the waters of the North Sulphur first being a survey of 320 acres made by ??????? of the headright of E.C.Fuller and transferred by E.C. Fuller to W.G. Griner beginning on the Rudolph Voile S.W. corner on Jackson McFarland's north boundry line a stake from which a Spanish Oak marked J.V. bears S 70' W 7 1/2 vs? thence west 65 m, Jack McFarlands N.W. corner on post oak marked J.M. thence south ????? varas a hickery marked W.G. bears south 34' N 5 thence west 579 1/2 varas to a stake thence north 950 varas a stake on the north boundryline thence east 578 vs? to James McFarlands ??? corner a hickery bears marked J.M. thence south 660 vs to the place of beginning containing ninety seven acres together with all ???? singular the rights members-hereditaments and appurtanances to the same in ???????? belonging we do hereby bind ourselves our heirs executors and administrators to forever warrant and defend all and singular the above maned permises unto the said S.A. Martin her heris and assigns forever warranting and defending the title to said land against the claim or claims of all and every person whomsoever lawful and claiming or to claim the same on any ????? thereof.In testimony thereof we have hereunto set our hands and seals for ????? this 5th day of February AD 1870 F.G.
