Williams & wife and John Martin and wife & C.R. Collier & wife to deed to Andrew W. Oliver The state of Texas Fannin County Know all men by these present to that we P.E. Williams B.C. Collier & S.A. Martin the heirs of the estate of W. Griner Deed of the State and county afore said for and in consideration of the sum of seventy four Dollars to ous in hand payd by Andrew Oliver the receipt of which is fully acknowledged have this day bargained sold aliened and conveyed and by these presents do sell bargain & forever convey unto the said Andrew Oliver a certain tract or parsel of land being and situated as follows. It being a part of the E.C. Fuller headright and transferred by said Fuller to W.G. Griner being on the north side of North Sulphur in Fannin County Beginning at a post oak marked W.G. bears N? 21' W 2 varas thence East 387 ? varas a stake thence South 387 ? varas a stake thence West 357 ? varas a stake. Thence north 397? varas to the place of beginning containingg twenty acres to have and to hold all and singular the above named premises unto the said Andrew Oliver his heirs and assigns forever and we the said P.E. Williams B.C. Collier and S.A. Martin so hereby bind ourselves our heirs and assigns to forever warrant and defend the title to the above named permises unto the said A.W. Oliver his heirs and assigns against the lawful claim or cliams of all and every person wheresoever lawfully claiming or to claim the same or any part and thereof . Collier The State of Texas Fannin County Before me R.S. Cox a Notary Public in and for the said county of Fannin personally appeared F.G. Williams P.E. Williams husband and wife & John Martin and S.A. Martin husband & wife & C.R. Collier and C.B. Collier husband & wife all aprties to me foregoing deed of conveyance and generally acknowledged that they signed sealed and delivered the said deed to Andrew W. Oliver on the 5th day of February AD 1870 for the purpose & considerations therein mentioned the said P.E. Williams wife of the said F.G. Williams S.A. Martin wife of the said John Martin and the said C.B. Collier wife of the said C.R. Collier after being explained by me separate and apart from their said husbands and herein the contents of the deed fully explained to them by me declared that they signed the deed ????????? and of theri own accord without any undue influence of their said husbands and they wished not to detract the same. Griner deed of the county aforesaid for and in consideration by a dicision of land by the acres of the said estate of W.G. Griner that the B.G.Collier and S.A. Martin do grant unto P.E. Williams her acres or assigns one hundred and eighty acres more or less being a part or parcel of land situated in the said state and county on the waters of North Sulphur first tract being a survey of six hundred and forty acres made by virtue of the headright of W.G. Griner beginning at a Hackberry marked W.G. bears S 80' W 2? Thence West 118 varas ???????? at 1342 vs? timber at 1389 vs creek or equal to 221 1/3 ????? Thence S 773 335/818 vs equal to 130 55/188 polls thence E 1385 vs to the E boundary line Thence N 873 225/888? vs? or 130 55/158? polls to the place of beginning. Collier husbands and wifes parties to the foregoing deed and generally acknowledged that they signed the foregoing deed of conveyance for the purposes and considerations therein contained and the said S.A. Martin wife of John Martin and C.B.Collier wife of C.R. Collier after being examined by me separate and apart from their said husbands and having the contents of the s'd deed fully explained to them they declared that they signed of their own accord without any undue influence of their said husbands and they wished not to retract the same. Martin the heirs of the estate of W.G. Griner dec'd of the State and county aforesaid for and in consideration of a division of land by the heirs of said estate of W.G. Griner dec'd that we B.C. Collier and S.A. Martin do grant unto P.E. Williams her heirs and assigns all rights and title to ninety seven acres of land more of less being a part or ??????????? of land situated in the said State and County on the waters of North Sulphur first being a survey of 320 acres made by virtue of the ???? of E.C. Fuller and transferred by him to W.G. Griner beginning on the South West corner of C.B. Collier South West and corner at a stake thence West 734 vas? to a stake from which a hackberry mk'd W.G. bears S 80' East one vara thence North 475 vas? to North Sulphur fork at 532 1/2 varas to a stake on the west boundry line of Andrew Oliver survey thence east 3973 vs to a stake Thence North 397 ??? to a stake in the N? boundry line of Oliver thence East 396 ? ?? to the NW corner of C.B. Colliers survey to a stake thence South 950? vas? to the place of beginning containing 97 acres together with all and singular the rights members here??- taments and appurtances to the same? in anywise belonging we do hereby bind ourselves our heirs execution and admins to forever warrant and defend all and singular the above named premises unto the said P.E. Williams her heirs and assigns forever warranting and defending the title to the said against and the claim or claims of all and every person and whomsoever lawfully claiming or to claim the same or any part thereof.
