Hensley League Written: December 3, 1880 Recorded: December 6, 1880 Deed of Conveyance Vol 13, Page 159 No. 4176 Deed The State of Texas, ) 4176 County of Fayette. ) Know all men by these presents, that we Jane Groce, SJ Groce all of whom are residents of the County of Fayette and State of Texas for and in consideration of the sum of $1500.00 payable as follows viz: $750.00 Cash in hand the receipt whereof is hereby acknowledged and two promissory notes being equal date with this instrument with 1 note for the 375.00 coin dollar with ten percent interest from date payable Dec 3rd 1881. 2nd note for 375.00 coin dollars with 10% interest from date due and payable on the 3rd day of December A.D. 1882 have Granted, Bargained, Sold and Conveyed, and by these presents do Grant, Bargain, Sell and Convey, unto the said Frerich (sic) Andreas all that piece or parcel of land, situate, lying and being in the County of Fayette, State of Texas, and described as follows: Being a tract of the JM Hensley League, Beginning at a stake at Edward Breedings Corner a Post Oak bears south 60°47 varas. A post Oak bears North 4° W6 varas. Thence South 47°747 vrs. to a Stake a Post Oak bears South 51° West 5˝ varas. A Blackjack bears North 37° East 4 vrs. Thence S43°W738 vrs. to a Stake W.J. Lyons Corner a P.O. bears N43°E3 vrs. a P.O. bears N47° W 5 vrs. Thence N47° W along said Lyons line 89° vrs. to a stake in the East Bank of a Creek, a Hackberry bears North 21°E41˝ vrs. Thence up said Creek with its meanders to a small drain. Thence up said drain with its meanders to the place of beginning. Containing One Hundred and Twenty Four and 97/100 acres of land more or less. Together with all the rights, members, hereditaments and appurtenances to the same belonging, or in anywise incident or appertaining. To have and to hold, all and singular, the premises above mentioned, unto the said Frederick Andreas his hears and assigns, forever; and we do hereby bind ourselves and our heirs, executors and administrators, to Warrant and Forever Defend, all and singular, the said premiser unto the said Freiderch Andreas and unto his heirs and assigns, against every person whomsoever, lawfully claiming or to claim the same, or any part thereof. The renders lien for purchase money that remains unpaid is herein thereby retained. Witness our hands and seals, this 3 day of December A.D. 1880.
