                          BONNER LAND DEEDS
                             1851-1870


Deed Notes:
   When deeds are recorded, two cumulative indexes to the deeds are compiled. 
There are two types of indexes: the direct index, organized by the grantor (seller) 
name, and the reverse index, organized by the grantee (buyer) name.
   Grantee is the buyer, while the Grantor is the seller. In legal documents, the 
grantor is usually listed at the bottom and the grantee is listed at the top. 
  The five most common kinds of Texas deeds are general warranty deeds (grantor is 
warranting (or guaranteeing) that they have a legal and equitable title and no 
other claims to the property out there), special warranty deeds (grantor only 
guarantees that no title issues exist for the time period that they owned the 
property), quitclaim deed (make no guarantees about ownership), transfer on death 
deed, and deed of trust (protects the lender on mortgages).
